"City Dock by Panattoni is redefining small surface area real estate by locating it in an urban environment and offering small and medium-sized businesses high quality, eco-responsible business premises with good access. Together with the Mayor of Moissy-Cramayel, the local authorities and Grand Paris Sud, we have worked to revitalise this site, but also to bring dynamism, employment, and modern, suitable premises to the nearby businesses. We would like to express our gratitude for their support in this project" says Salvi Cals, Managing Director of Panattoni France.
Michel Bisson, President of the Grand Paris Sud agglomeration, added: "Grand Paris Sud has made the challenge of social and ecological transition one of its top priorities. Welcoming and supporting the City Dock business park project, which is committed to the environment, is a step in the right direction. Considering that logistics and industrial real estate development cannot be achieved without an eco-responsible approach, City Dock by Panattoni will add to the region's economic offering in a sustainable way to build the industry of the future.”
“Moissy-Cramayel is delighted to welcome the City Dock business park, a high-quality project in terms of both architecture and environmental approach. It will help to diversify and revitalise our Château d'Eau business park. One of the project's major assets is undeniably the modularity of its buildings, which will also make it possible to accommodate craftsmen, SMEs and SMIs, which corresponds to a target group of activities that we want to prioritise in this area" adds Line Magne, Mayor of Moissy-Cramayel.
The responsible transformation of a former depot
Construction of the buildings began less than a year after we acquired the land, a 2.4-hectare former rubble and building materials depot in a prime location in the south of Paris. This new development confirms Panattoni's strategy of developing buildings on land that has already been developed.
A commitment to the environment
This project demonstrates Panattoni's strong commitment to sustainability, starting with construction on land that meets the criteria of the Zero Artificialisation Net (ZAN) objective. Other measures include the use of recycled products for the building façades, the installation of photovoltaic panels on 60% of the workshop roofs and, last but not least, the greening of the office roofs. All these measures aim to reduce the building's carbon footprint while creating a more pleasant working environment for employees. BREEAM Excellent certification is also being targeted for all the buildings, and an active approach to preserving and enhancing biodiversity on the site has been undertaken in partnership with the Biodivercity association.
Accessibility and Connectivity
Located in the "Parc d'Activités du Château d'Eau" in Moissy-Cramayel, City Dock benefits from an existing industrial ecosystem that will facilitate the operations of future tenants. The site is also directly accessible by road, with the A5 and N104 (Francilienne) motorways nearby, and by public transport, with the RER station a 10-minute walk away.
The construction of the buildings was entrusted to Axess, a company specialising in the design and construction of tailor-made real estate projects.
