Jeroen Gerritsen, Managing Director at Panattoni Nederland: ‘The premises on the industrial estate were built in the seventies. The outdated property will be replaced by a future-proof, gas free building that will be built to high BREEAM sustainability standards. Also, the roof can be used to generate solar energy. To foster the well-being of all users of the building, various actions are taken that will contribute to a healthy working environment. In addition, plans are made - in close collaboration with an ecologist - to increase the ecological value of both building and plot. To support nature in the immediate surroundings.’
This brownfield development of approximately 17,500 m2 is ideally located at the multi-modal Haven business park in Waalwijk. This business park has a direct connection with the A59 motorway, as well as an inland waterway terminal. Also, the new Panattoni distribution centre will be at a short distance from a brand new barge terminal.
Panattoni is buying the plot from Pals BV who are assisted by law firm Mannaerts Appels in this transaction. Panattoni are assisted by Greenberg Traurig and JLL.
Bram Cobben and Wim Bruggeman - Pals BV: ‘The existing premises do not comply with the current sustainability standards. Renovation wasn’t an option as business operations had to continue. This is why we decided to sell the plot. It is nice to know that our outdated building will be replaced by a sustainable, state-of-the-art Panattoni distribution centre. Making this a great deal in every way.’
The Tilburg-Waalwijk area has been voted logistics hotspot in the Netherlands for the fourth time in a row in 2022. This is because of its excellent location in relation to the large sea ports of Rotterdam and Antwerp, and the European hinterland. It also has great accessibility by road, railway and water. This includes direct rail freight transport to Poland and China.
It is for good reason that well-known, global logistics service providers and leading companies like Bol.com, Spar, Coca-Cola and Tesla have their logistics operations here. Also, with regards to sustainability, this region is taking big steps. For example, they are working towards a hydrogen infrastructure.
