Real estate developer Panattoni has received the BREEAM-NL Excellent completion certificate for its recently completed multifunctional logistics building at the XL Businesspark in Almelo. This certification confirms the sustainable quality of Panattoni Park Twente. The approximately 55,000 m² building meets one of the highest sustainability standards and sets new benchmarks for logistics real estate in the Netherlands.
BREEAM is the international assessment method used to determine the sustainability performance of buildings, areas, and projects. The Dutch Green Building Council (DGBC) is the developer and administrator of this certification in the Netherlands. "The Panattoni Park Twente project is an excellent development where sustainability is an integral part. The project performs well in several areas, including energy, materials, and water, ensuring sustainability in its full scope," said Rudy van der Helm, Development and Management Manager at DGBC.

Panattoni Park Twente, located at XL Businesspark in Almelo, is entirely gas-free and equipped with 3,700 solar panels. In addition, the building features various energy-saving and eco-friendly measures, such as water-saving facilities and an intelligent building management system for efficient operation.
Special attention has been given to employee well-being. The building includes modern shower facilities where staff can refresh, while uniform lighting contributes to a comfortable working environment. The indoor air quality is continuously optimized to support the health and well-being of users. Outdoors, green areas provide a pleasant and inspiring environment. Covered, secure bicycle storage with adequate lighting encourages employees to commute by bike.

We aim to exceed legal requirements, for example, by nearly tripling the ventilation in the building to 60 cubic meters per person per hour. Multifunctional and Flexible Design
The newly completed building is immediately available for lease, offering a total floor area of approximately 55,000 m², with 52,902 m² of flexible hall and mezzanine space. The mezzanine provides room for flexible storage or light assembly. Additionally, the building includes 2,200 m² of office space, divided into four units, each with its own amenities. The building can be leased in sections of four independent units, each with its own office, loading docks, and facilities.
With 48 fully equipped loading docks, 8 overhead doors, and nearly 400 parking spaces – including 50 spots for electric vehicles – the building is designed for maximum functionality. The spacious site offers excellent logistical efficiency, including ample maneuvering space for trucks.
Attractive Location with Sustainable Transport Options
Panattoni Park Twente, located at XL Businesspark in Almelo, offers excellent multimodal connections and is strategically positioned along the A1 highway, with quick access to the German Ruhr area and the Baltic States. The park is located along the North Sea-Baltic Corridor, one of Europe’s major logistics routes.
The proximity to the Combi Terminal Twente, just one minute away from the building, provides a sustainable alternative to road transport. The terminal has direct connections to the ports of Rotterdam and Amsterdam, enabling companies to use ship transport for moving large volumes of goods.
Jeroen Gerritsen: “Using ships instead of trucks significantly reduces CO2 emissions, as a ship can carry 80 to 100 containers, reducing road congestion. This offers an environmentally friendly and cost-efficient solution for transporting goods.”
Thanks to recent expansions at the terminal, including the widening of the Twente Canal and the construction of two locks, larger ships can now be deployed, further increasing capacity.
Another advantage of the Combi Terminal Twente is the presence of customs facilities. This means containers no longer need to go through Rotterdam first, speeding up the processing time.
