Festive Groundbreaking Marks the Start of Construction for Panattoni Park Waalwijk
In a celebratory ceremony, Alderman Ad de Jong, Panattoni Netherlands, construction partner Willy Naessens Netherlands, and real estate agent JLL symbolically marked the start of construction for Panattoni Park Waalwijk. This sustainable, multifunctional logistics building will be built according to BREEAM-NL Excellent standards and will strengthen Waalwijk’s position as a sustainable logistics hotspot. The installation of the first pile marks a significant milestone, and all involved parties look forward to the successful completion of this ambitious project. Panattoni Park Waalwijk will cover 12,588 m² (gross floor area) and aligns seamlessly with the sustainability goals of this logistics region, home to many well-known companies. The building is expected to be completed by the end of September 2025.
Strengthening Waalwijk as a Sustainable Logistics Hub
Panattoni Park Waalwijk is being developed on a brownfield site within the existing Haven industrial area. Brownfield development involves repurposing and refurbishing old industrial sites where buildings previously stood. In this project, an outdated, non-sustainable building has made way for a modern, future-proof logistics facility. The new building will meet the stringent sustainability requirements of BREEAM-NL Excellent. It will feature energy-efficient installations such as solar panels and advanced heating and cooling systems, contributing to a significant reduction in CO₂ emissions and ensuring a comfortable working environment.
For the municipality of Waalwijk, this development represents an important step in its ambition to strengthen the region as a sustainable logistics hub. “Panattoni Park Waalwijk aligns perfectly with the municipality’s priority of broad prosperity, where economic growth goes hand-in-hand with sustainability and health,” says Alderman Ad de Jong. “The new building contributes to the quality improvement and sustainability of the Haven industrial area and reduces the local CO₂ footprint. The design also considers the well-being of future users, making it an enjoyable and healthy workplace for everyone who will work there daily.”
Construction Details and Progress
Panattoni Park Waalwijk will be a state-of-the-art multifunctional logistics building with a total area of 12,588 m². The complex will consist of 10,944 m² of warehouse space, 550 m² of office space, and a mezzanine floor of 1,094 m². It will also include ten truck docks, one overhead door, and 73 parking spaces for cars. The old building has already been demolished, and contractor Willy Naessens Netherlands is currently carrying out groundwork. JLL Netherlands will be responsible for leasing the project in the coming period.

Strategic Location and Accessibility
Park Waalwijk is located in the Haven industrial area, known for its excellent accessibility. The site is situated along the A59, with direct connections via the Hooipolder interchange to the A58, A27, and A16. The proximity to the Barge Terminal Waalwijk, which is expanding along the Bergsche Maas, provides added flexibility for water transport. Additionally, the Rail Terminal Tilburg offers direct connections to major logistics hubs in Europe, such as the ports of Rotterdam and Antwerp, as well as destinations in China and Poland.
Smart Infrastructure for Sustainable Growth
With approximately 80 hectares still available in the industrial zones around Waalwijk, the municipality has ambitious plans for further development and accessibility. Alongside efforts to enhance the sustainability of the built environment, Waalwijk is also focused on strengthening regional and local infrastructure in the coming years.
“In collaboration with the province of North Brabant and various neighboring municipalities, efforts are being made to further improve the area around the A59 (between ’s Hertogenbosch and Waalwijk) and to establish a rapid bus transit (BRT) connection. These initiatives are part of a broader vision to optimize regional infrastructure, further enhancing the accessibility of surrounding areas and business parks,” states Alderman Ad de Jong.
