New fulfillment centre for REPA: Panattoni develops commercial space in Unterschleißheim

New brownfield revitalization strengthens Munich economic region

Panattoni is planning the construction of a new fulfillment centre in a build-to-own-structure for REPA, a market leader in Europe in the sale and distribution of spare parts and accessories for foodservice equipment, on behalf of the investment firm, Global Gate Capital, who has been the landlord of the site for many years. Designed with a focus on sustainability, the project is set to be completed by 2027 and will offer a workplace for several hundred employees.

In Unterschleißheim, with an ideal connection to the A92 and A9 motorways and the entire metropolitan region of Munich, a new industrial property will be built for the company, REPA on a former warehouse site for beverage logistics. The property has been owned for many years by the investment firm, Global Gate Capital, which has commissioned Panattoni with the revitalisation. Starting in 2027, REPA will use the new facility as office and as fulfillment center for spare parts and accessories for foodservice equipment under a long-term lease. The demolition work is slated to start in 2025.

The construction project comprises a property surface area of 54,400 m², on a total rental surface area of 32,600 m². In addition to 25,300 m² of storage space, 7,350 m² will be used as offices, technical equipment housing spaces and common rooms. The office portion will offer a workplace for several hundred of employees. 
“We are investing in this new site in order to be able to offer our customers and OEM partners even better service,” says Alexander Wiegand, CEO of REPA. “Thanks to cutting-edge technology and the excellent location near the motorway and airport, we can deliver spare parts faster, accelerate repairs and therefore provide the foodservice sector even better support. It is especially important to us to create a workplace where our employees feel comfortable. To this end, we are creating the necessary framework in cooperation with Global Gate Capital and Panattoni.”

The revitalisation requires the complete demolition of the existing building and the unsealing of the exterior surfaces. In order to obtain certification according to the gold standard set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen [German Association for Sustainable Construction] (DNGB), the project includes comprehensive measures to promote biodiversity. Among other things, the existing 230 large trees will be largely preserved. The few trees that need to be felled in order to build in the new project will be replaced by new plants. In addition, the 2,600 m² of roof greenery, wildflower meadows and nesting boxes make a contribution toward species diversity. In addition to the use of rainwater, a photovoltaics system with a capacity of 3.2 MWp ensure the sustainable use of resources. With a variety of innovative and employee-friendly offers, the new site highlights REPA’s commitment to the well-being and development of its employees. The future building will be heated using geothermal energy. This is a tradition in the City of Unterschleißheim as, starting at the end of the 1990s, as part of a pioneer project, hot thermal water was used to supply heat for the first time which made the technology a breakthrough in Bavaria.

The city also welcomes the rehabilitation of the wasteland, as Christoph Böck, First Mayor of Unterschleißheim, highlights: “The repurposing of the existing site and the sustainable design are a benefit to our city. We are also thrilled that REPA is establishing itself here as it will strengthen our region as a financial centre.”

The property was brokered by Immolox. BNP Paribas Real Estate established the contact with REPA.
