Patrizia acquires Panattoni logistics park in Ansbach with 33,5000 m² usable space

The Panattoni Park Ansbach has been handed over to the internationally active property investor, Patrizia. The modern and sustainable logistics property at Gemeindewald 2 in Ansbach, which was constructed from October 2022 to August 2023 on the former Thermoselect site, is currently used exclusively and long-term by Elsen Logistik GmbH as one of sixteen registered offices in Germany.

In the immediate vicinity of the City of Nuremberg and with a direct connection to the A6 and B13 motorways, Elsen Logistik uses the Panattoni Park Ansbach for the picking of various goods and to expand storage capacities in the Nuremberg region. Very centrally located in Southern Germany, a total of approx. 33,500 m² usable space divided across three units are available to the logistics company. Of that, approx. 29,500 m² are hall space, 1,500 m² office space, with an additional 2,500 m² of mezzanine space.

The Panattoni Park Ansbach was built on a Brownfield in accordance with the sustainability criteria set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen [German Association for Sustainable Construction] and was awarded the gold certificate. The building qualified for the Bundesförderung für effiziente Gebäude (BEG) [Federal Grant for Efficient Buildings] with, among other things, a photovoltaics system. This grants funds buildings that sustainably reduce energy costs and thus protect the environment. Moreover, the office is heated by a modern air-to-water heat pump.

Patrizia acquired the property as an institutional vehicle of the pan-European hedge fund “PATRIZIA Logistik-Invest Europa”.

In the context of the transaction, the purchaser received legal advice from Hogen Lovells while Drees & Sommer provided technical advice and BNP Paribas Real Estate provided marketing advice.
