Panattoni Park Unterfranken brings well-known major company to the region

On time for the start of the demolition of a former test site for motorcycles in Eltmann and the subsequent construction of the Panattoni Park Unterfranken, the first anchor tenant has already been established. An internationally renowned company from the foodstuffs industry will find a new home in a modern commercial property which will be built in accordance with high sustainability standards. An additional rental unit measuring 11,180 m² is also available.

Located directly on the A70, the Panattoni Park Unterfranken offers a quick connection to the transregional motorway network. The proximity to the cities of Bamberg and Würzburg allows for short routes into the financially important metropolitan regions in Southern Germany. Due to the connection to the nearby Bamberger Harbour and the Nürnberg Airport international markets can also be reached. The site provides an ideal starting location for the new anchor tenant to distribute its product range. Starting from the planned completion date of the Panattoni Park Unterfranken at the end of 2025, the company will use a rental surface area of around 10,600 m² to store and ship finished products. This is also significant for the municipality, as Michael Ziegler, Mayor of the City of Eltmann, highlights. “The establishment of such a renowned company is a huge benefit for Eltmann and the entire region. This project strengthens our economy and shows that Eltmann is an attractive location for major companies.”

The construction project comprises the revitalisation of an approx. 40,000 m² Brownfield and the complete demolition of the existing buildings starting in the middle of February. The demolition material will be broken down on site and reused directly as part of the foundation of the new building. Thus, Panattoni, Europe’s largest project developer of industrial, logistics and commercial properties, is striving to conserve resources and ensure sustainable property development. Moreover, in the framework of obtaining the DGNB gold certification, among other things, the use of rainwater and the installation of a photovoltaics system with a nominal capacity of 1.62 MWp are planned. The concept will be supplemented by an air-to-water heat pump to heat the offices and an air-to-air heat pump for the halls. Ecological compensation areas will be built in the form of fruit orchards and wildflower meadows as well as nesting boxes and insect hotels will be created to protect regional species diversity. In addition, each of the two business units will be equipped with a well-being area.
