Panattoni, the leading project developer for industry and logistics premises in Europe, has announced that it has achieved full occupancy at the City Dock Leonberg near Stuttgart, Baden-Württemberg. The TRUMPF Group has secured the novel business park, which will have a total usable area of 11,000 m2, even before the old structures on the site have been demolished. The City Dock’s new resident, TRUMPF SE + Co. KG, is a high-tech company from Ditzingen near Stuttgart and supplies its customers with manufacturing solutions in the fields of machine tools, laser technology and electronics. The Group plans to use its new location as a production facility.
The 15,040 m2 site will offer its new user four independent commercial units across two buildings, with office areas accounting for 10% to 15% of the usable area. In Hall 1, the TRUMPF Group will benefit from around 5,700 m2 of usable area, composed of 4,438 m2 of hall space, 665 m2 of flexible space, and 550 m2 of office space and social areas. Hall 2 has a total usable area of 5,500 m2, including approx. 4,330 m2 of hall space, 562 m2 of flexible space and 570 m2 of office space. The building height is 8.20 m (to bottom of girders). Plans for the outdoor areas include a total of 53 parking spaces.
In this development, Panattoni is revitalising a former industrial and commercial site previously used by Sümak (Elektrolux) and will completely demolish the existing sawtooth-roof hall. Numerous surveys have already been carried out in the area, along with soil remediation and groundwater remediation measures, thus eliminating the risk of ground contamination and leaching. Panattoni aims to achieve Gold certification for the new development from the German Sustainable Building Council (DGNB). The project developer will install green roofs on both buildings and designate some parts of the site as green spaces.

The City Dock Leonberg is just 20 minutes’ drive from Stuttgart, a key location for business, and benefits from direct connections to the A8 and A81 autobahns as well as the Stuttgart S-Bahn system. This development is one of a total of nine City Dock projects that Panattoni has undertaken since 2019. In addition to City Docks in Berlin at the Spandau, Falkensee and Alt-Hohenschönhausen locations, the developer is also working on projects at sites including Kirchheim near Munich, Essen and Hilden in North Rhine-Westphalia, the Lower-Saxon capital of Hanover, and Sindelfingen in Baden-Württemberg.

Demolition work at the City Dock Leonberg is currently underway. Panattoni plans to complete the development and hand the premises over to the new tenant in June 2023.
Real estate consultant Colliers Stuttgart has been responsible for marketing the property and letting it to TRUMPF SE + Co. KG.
