Hornbach Baumarkt AG Case Study – Panattoni Park Speyer

Panattoni has developed a sustainable logistics centre for Hornbach Baumarkt AG on a former production site. In keeping with the “Go Earthwise with Panattoni” philosophy, the focus of revitalisation work was on sustainable construction and a sparing use of resources. During the construction phase, the real estate expert repeatedly had to overcome challenges, such as soil contamination resulting from the previous use of the site.

The revitalisation of brownfield land is the resource-efficient response to the lack of space. In the space of just 13 months, Panattoni transformed a plot of land that was previously used as an industrial site for decades into a modern and sustainable logistics centre for Hornbach.

 

Hornbach Baumarkt AG will use the facility as a warehouse and distribution centre for e-commerce. The site is ideally located for the family-run company from Bornheim in Rhineland-Palatinate.

 

Starting point
Before Panattoni got to work on the plot of land in 2019, the site was used for decades to produce drinks cartons. Thanks to prior soil gas remediation, demolition could take place without any major impact on the building materials.

 

Solutions
Together with reliable partners, Panattoni completed the demolition work of the site in just three months. Even the mineral material from the previous building was completely reused following chemical quality checks (LAGA analyses). Hornbach Baumarkt moved in after a total construction time of just 13 months. The site is the perfect addition to the operator’s existing logistics centre for DIY and garden stores.

 

Sustainability
As in many parts of Germany, attractive plots of land for logistics facilities are in short supply in the Rhine-Neckar region. Instead of building over new land, brownfield projects are a sensible solution to this. With the revitalisation of existing industrial land in Speyer, a resource-efficient facility has been created in a first-class location. A decisive factor during development was a comprehensive sustainability concept. The project was implemented and certified according to the DGNB Gold Standard (German Sustainable Building Council). The car parking spaces are capable of soaking up rainwater, and the façades are designed to blend in with the surrounding landscape. A particular highlight is the greening of the façade with climbing plants. Panattoni has also retained all healthy trees from the existing stock and replanted numerous large-crowned trees and shrubs. And in order to generate green energy for the region, solar panels have also been installed in cooperation with Speyer municipal works, thus reducing the area’s CO2 emissions. In short, Panattoni has turned what was brown, green.

Panattoni is building a new, state-of-the-art facility at the Gügling industrial park in Schwäbisch Gmünd for the freight forwarding and logistics company, Brucker GmbH from Aalen. The industrial property, which is in an excellent location with respect to infrastructure, will be built on a 47,000 m² Brownfield. Panattoni applies the highest sustainability standards when constructing its projects. From Q1 2024, Brucker GmbH will use the modern building to further expand its contract-based logistics.

Yusen Sittensen
CASE STUDY

Panattoni has completed a new building for the international logistics service provider Yusen Logistics in Sittensen, Lower Saxony, in a very short space of time. The real estate developer constructed the facility, built to the highest sustainability standards, on a brownfield site. Since April 2023, Yusen Logistics has been using the state-of-the-art industrial property as a central warehouse location for Yamaha Motors in northern Germany.

Panattoni Germany has completed a new production and work site for the Altenburg playing card factory ASS as part of a brownfield project. The site is a former Red Army ammunition depot, which is why the focus of the revitalization was on the partial remediation of contaminated sites and possible contamination.
