The former Brownfield in Schwäbisch Gmünd is making way for a state-of-the-art, sustainable green building: Panattoni is developing and constructing a new, state-of-the-art facility for the freight forwarder Spedition Brucker. Brucker is expanding its contract-based logistics segment with the construction of the logistics park in the industrial district. In addition, 120 new jobs will be created which benefits the regional employment market.

 

Initial situation

The leading freight forwarding and logistics company in Eastern Wuerttemberg and Southern Germany, Brucker, is expanding its market position in the contract-based logistics segment with the construction of a new facility in Schwäbisch Gmünd. With the build-to-suit property, developed and constructed by Panattoni, Brucker is creating space for new standards in this economic sector as well as an attractive location for its customers. The logistics property is located in the excellently connected industrial district of Gügling.  The freight forwarder will increase its available logistics space by fifteen percent with the new site.

 

Course of the project

Until recently, the dormant industrial building belonged to Andritz-Ritz GmbH, the oldest municipal company in Schwäbisch Gmünd. The sale of the property to Brucker GmbH was brokered by the Stuttgart-based Logistics & Industrial Advisory Team from BNP Paribas Real Estate. In January 2023, Panattoni started demolition work on the existing building.  In the same month, the property developer started constructing the new facility. The approximately 25,700 m² property will be divided into three sections: The hall section is comprised of a surface area of just under 23,200 m². The office space spans 1,300 m² and the remaining 1,200 m² act as mezzanine and gallery space. The property is slated to be handed over by Panattoni to the freight forwarding company in spring 2024.

 

Clear focus on sustainability

Panattoni aims to obtain certification according to the DGNB gold standard for the logistics property. The industrial property developer is reusing the demolition materials to conserve resources during construction. In addition, the property developer will be covering twenty percent of the roof with greenery. The remaining eighty percent of the surface area will be equipped with mounts for photovoltaics systems.  A heat pump will heat the office spaces. Floor heating will also be installed for the cold season. Rainwater cisterns will collect rainwater which will be available to irrigate the exterior grounds. The new facility will also have a wildflower meadow and a natural pond. Refuges for birds and insects will also be available in the form of nesting boxes. To support electromobility, Panattoni will also install electric vehicle charging stations.

CASE STUDY

Panattoni has completed a new building for the international logistics service provider Yusen Logistics in Sittensen, Lower Saxony, in a very short space of time. The real estate developer constructed the facility, built to the highest sustainability standards, on a brownfield site. Since April 2023, Yusen Logistics has been using the state-of-the-art industrial property as a central warehouse location for Yamaha Motors in northern Germany.

Panattoni Germany has completed a new production and work site for the Altenburg playing card factory ASS as part of a brownfield project. The site is a former Red Army ammunition depot, which is why the focus of the revitalization was on the partial remediation of contaminated sites and possible contamination. Panattoni developed a sustainable build-to-suit property in Neuruppin (Brandenburg) for the Fressnapf Group, the leading specialist retail chain for pet supplies in Europe. The Fressnapf logistics site, which will make it a total of eight in Europe, will open up new trade routes to Northern Europe and Poland in the future.
