Yusen Logistics - sustainable Build-to-suit property

Panattoni has completed a new building for the international logistics service provider Yusen Logistics in Sittensen, Lower Saxony, in a very short space of time. The real estate developer constructed the facility, built to the highest sustainability standards, on a brownfield site. Since April 2023, Yusen Logistics has been using the state-of-the-art industrial property as a central warehouse location for Yamaha Motors in northern Germany.

From wasteland to sustainable industrial property: Panattoni made that possible for the international logistics service provider Yusen Logistics. The new, environmentally friendly facility was constructed within 9 months in Sittensen, in direct proximity to the A1 federal motorway and the metropolitan city of Hamburg.

Initial situation

Due to the consistently high demand and severe shortage of space in the Hamburg metropolitan region, Yusen Logistics wished to reorient itself with a new contract-based logistics site. A prerequisite was that it be geographically close to the harbour so it could continue to manage Yamaha Motors’ customers’ container traffic. After Panattoni and Yusen Logistics had mutually defined the requirements for the property, the property developer began groundworks on a fallow industrial site in Sittensen, just south of Hamburg, measuring just under 40,000 m² in August 2022. After only 9 months of construction, a state-of-the-art, build-to-suit property was completed at the excellently connected site which acts as a central storage site for Northern Europe.

Course of the project

Panattoni developed the complex project within the scope of a trusting collaboration with all of parties involved in the project. First, the dormant hall structures on the Brownfield were dismantled. Then, the foundation was built and, in November 2022, the steel structure for the facility, which is divided into two hall sections, was assembled. In February 2023, the general contractor Goldbeck completed the facade and roof cladding. The following month, Panattoni started installing the technical building equipment and interior construction on the office spaces so Yusen Logistics was able to access to unit 1 in March. As a result of the efficient planning, the property developer was able to complete construction one month before the planned hand-off and thus enabled Yamaha Motors to start operations early.

Clear focus on sustainability

Panattoni aims to obtain certification according to the DGNB gold standard for the 24,000 m² logistics property. The surface of the roof of the build-to-suit property is pre-equipped for the installation of a photovoltaics system. An air/water heat pump heats the office spaces. The halls are equipped with WGK 3 [water hazard class] foil as well as a depression in the sole plate for extinguishing water retention. This allows for safe storage, including storage of environmentally hazardous substances. Rainwater is used for toilet flushing and irrigating the green areas. Electric vehicle charging stations are available for passenger vehicles. Flower meadows and a well-being area for the employees enhance the exterior premises. Greenery on auxiliary buildings, sprinkler tanks and bicycle stands round out the sustainability measures.

Panattoni Germany has completed a new production and work site for the Altenburg playing card factory ASS as part of a brownfield project. The site is a former Red Army ammunition depot, which is why the focus of the revitalization was on the partial remediation of contaminated sites and possible contamination.
