Panattoni Netherlands is pleased to announce the leasing agreement with GXO for two warehouses at Panattoni Park Wessem and Panattoni Park Roermond. GXO, the world's largest pure-play contract logistics service provider, will operate from these new locations, supporting omnichannel logistics for a renowned fashion e-commerce platform. The warehouse in Herten, just south of Roermond, and the warehouse in Wessem, together encompass over 40,000 square meters. Both warehouses are built to the BREEAM-NL 'very good' certification standard, demonstrating Panattoni’s commitment to sustainability and environmental excellence.
The two new warehouses of GXO focus on services such as inbound, storage, order picking, packaging, and shipping. GXO also handles returns and manages product refurbishment at these locations, catering to both business-to-business and business-to-consumer activities. Later this year, GXO plans to introduce further automation to enhance efficiency.
Brownfield developments in close collaboration with municipalities
Both Panattoni Park Roermond and Panattoni Park Wessem are redevelopments of existing industrial sites, known as brownfields. The redevelopment of these areas was achieved through close collaboration with Ontwikkelingsmaatschappij Midden-Limburg (OML), the municipality of Roermond, and the municipality of Maasgouw, which includes Wessem. Both municipalities and OML played a significant role in realizing these new sustainable business locations.

The GXO warehouse in Roermond is located within the future-proof Panattoni Park Roermond, partially developed on the site of a former gravel extraction location and former railway yard of the Dutch Railways. This site has a rich industrial history dating back to the early 20th century. In addition to the GXO warehouse, the park also includes a second warehouse of approximately 18,000 square meters, recently leased to CooperSurgical. CooperSurgical, a leading U.S. company in fertility medicine and women's healthcare, develops specialized medical treatments and devices, including tests and equipment for healthcare professionals in this field. With the recent leasing to GXO, Panattoni Park Roermond is now fully leased.
Panattoni Park Wessem is also a brownfield development. The warehouse is located on a redevelopment site that used to house an old brick factory until 2013. After its closure, the factory building remained on sale for years. In 2019, the factory building dating back to 1915 was demolished, and the site was remediated, after which Panattoni constructed a sustainable new BREEAM-certified distribution center.
Jeroen Gerritsen, Managing Director of Panattoni Netherlands, stated, "Both Panattoni Park Roermond and Wessem have been developed according to BREEAM-NL Very Good certification. Throughout the development of both parks, the well-being of the user and the environment were central. In addition to providing bicycle parking and parking spaces with electric charging stations, the parks will have a green infrastructure to increase the ecological value of the area and support local biodiversity. The infrastructure within and around the planned centers has been designed to minimize potential disturbances to the surrounding neighborhood."
Both projects were designed by Palazzo Group and built by Goldbeck Netherlands. JLL and CBRE Netherlands acted as advisors to Panattoni in these leasing transactions.
