Panattoni Netherlands starts development distribution center in Heerlen, Limburg region, the Netherlands

Panattoni Netherlands, part of Panattoni Europe, starts with the development of an ultra-modern logistics distribution center in Heerlen, in the southern part of the Limburg region..

The new 70,000 sqm’s development consists of a 61,802 sqm’s hall, 1,148 sqm’s office and 6,840 sqm’s mezzanine. 62 Loading docks and 4 overhead doors will be realized with 330 parking spaces on site. The delivery of the distribution center is scheduled for the third quarter of 2022. This is the largest brownfield transaction of 2020. The new and ultra-modern distribution center will be built entirely to the BREEAM Very Good standard.

The Heerlen distribution center will be located at Beitelweg 80 in the industrial area which bears the same name. The new distribution center has a very strategic location within the South Limburg region and the German and Belgian hinterland. Major cities such as Liège, Düsseldorf, Aachen and Cologne are within 30-50 minutes by car. This strategic location means that a large demographic group of approximately 4.5 million inhabitants lives and works in the vicinity of the distribution center.

The business park is accessible via various multimodal routes. The location is ideal with the connections to the highways A76 and A2 at 3 and respectively 20 kilometers and with a connection to public transport in the immediate vicinity. By air, the airports of Maastricht, Liège, Düsseldorf and Cologne are within an hour's drive. The business park is easily accessible by water via Container Terminal Stein, with 2.5 million tons of transshipment per year; one of the largest inland ports in the Netherlands at just 28 kilometers away.

This is, after our projects in Wessem and Roermond, our third project in Limburg and the sixth project within 12 months after Panattoni came to the Netherlands.

Heerlen's position as an international distribution hub to the hinterland in Germany and Belgium has already been established. We see a strong concentration of pharmaceutical companies using this as the springboard to Europe and we have seen in recent months how crucial this feature is. From the perspective of future employees, the cities in the ring Heerlen-Kerkrade-Maastricht-Sittard also offer great opportunities for Panattoni to create employment in the region ”.
