Logistics real estate developer Panattoni Netherlands will soon start construction of the ultra-modern distribution centre Panattoni Park Steenwijk (approximately 34,000 m2). Panattoni Park Steenwijk is located on the sustainable business park Eeserwold, near Zwolle (North-East Netherlands). The design of the distribution centre focuses explicitly on integration in the natural surroundings. For example, large green areas will be created around the building to strengthen local biodiversity. The distribution centre offers various options to generate clean energy, and will be built according to the BREEAM Very Good standard. Completion of the park is scheduled for Q2 2024.
The distribution centre comprises a total of 33,992 m², including 30,252 m² of warehouse space, a mezzanine of 2,736 m² and office space of 1,004 m². The building can be divided into two units - each with approximately 15,126 m² of warehouse space, 1,368 m² of mezzanine space and 502 m² of office space. There will be a total of 295 parking spaces, 28 loading docks and 2 overhead doors. Various green areas will surround the entire property.

Green design
Business Park Eeserwold is an innovative and sustainable business park developed by Roelofs Planontwikkeling BV with attention for nature. To enhance biodiversity around the Eesermeer (Eeser Lake) (4.4 hectares), animal-friendly banks have been constructed and several nesting boxes have been placed.
The development of Panattoni Park Steenwijk fits perfectly with the sustainable ambition of this business park. For example, together with landscape architects and ecologists, we looked at how the distribution centre could be integrated into the landscape as best as possible. A wide variety of grasses, plants and trees will be used for the vegetation around the building. Ponds will also be created - with aquatic plants from the adjacent Eeser Lake. These ponds will also serve as water reservoirs in case of heavy rainfall. Existing fencing on the property will be hidden from view by various climbing plants. When choosing vegetation, species were chosen that are attractive to insects throughout the year, and provide shelter to local wildlife. The green surroundings of Panattoni Park Steenwijk and the nearby Eeser Lake will appeal to employees of the distribution centre and encourage them to take a walk or have lunch outdoors.
The distribution centre will have a transparent facade. Through the use of glass, the building will blend seamlessly into its green surroundings, and allow daylight to flow freely. This will create a comfortable working environment.
The design of Panattoni Park Steenwijk and the surrounding landscape is a collaboration between developer Roelofs Planontwikkeling BV, architectural firm MIES Architecture, ecological consultancy Hollandsgroen and the municipality of Steenwijkerland.
Clean Energy
Business Park Eeserwold is looking into the options of producing green hydrogen at the business park. In line with this, Panattoni is looking at the possibilities of a partnership with the Waterstof Eeserwold initiative to develop a hydrogen hub on the business park - using solar energy generated via the roof of the distribution centre.
Due to the lakeside location of the business park, all companies at Eeserwold Business Park can be connected to a unique and sustainable cooling water network (UR Cool) - using the cold water of Eeserwold Lake. Panattoni's technical team is investigating whether the new distribution centre can also be connected to this environmentally-friendly and CO2 emission-saving cooling system.
Strategic location
Panattoni Park Steenwijk is being developed at a visible location along the A32, with easy access to the northern provinces, German border and the European hinterland. Port of Zwolle - which will soon gain seaport status - is a 30-minute drive. MSC terminal Meppel is also close by. Companies including Lidl, Picnic, Albert Heijn, DPD, Kuehne + Nagel, IKEA, FrieslandCampina and Wehkamp have already opted for this area.
