Located on a 2.4-hectare plot in Colombier-Saugnieu (Rhône), the building benefits from a strategic location, at the heart of the region's leading airport freight hub. It is directly connected to the A43 and A432 motorways, ensuring optimal access to the Lyon metropolitan area and major regional logistics routes.

The cross-dock facility was designed to meet the needs of urban and regional distribution operators. It offers an 8-meter clear height, a heavy-goods vehicle yard, and a separate yard dedicated to light commercial vehicles.

On the environmental front, the project aims for BREEAM Excellent certification. Several measures aimed at significantly reducing the building's carbon footprint have been integrated, including dimmable LED lighting with presence detection, a low-carbon steel/wood hybrid frame, a low-carbon slab, and bio-sourced insulation.

Regarding external equipment, the site benefits from autonomous French-brand lighting, permeable and recyclable asphalt, and a rooftop photovoltaic installation. The electricity produced will be self-consumed by Lyon-Saint Exupéry Airport, contributing to a local, low-carbon energy model.

The project was financed by the Newport investment fund.

“We are very proud of this cross-dock facility, which meets market expectations in terms of location, functionality, and quality of execution. Initial viewings confirm user interest in this type of asset, which is rare in the sector. This project was completed on time thanks to the joint involvement of the local teams from Panattoni France, Aéroports de Lyon, and the local company htc Construction,” states Salvi Cals, Managing Director, Panattoni France.

According to Cédric Fechter, Chairman of the Executive Board of Aéroports de Lyon,The development of the Cargoport zone at Lyon-Saint Exupéry Airport represents a structuring asset for the region's logistics attractiveness. It is fully aligned with VINCI Airports' ambition to be a committed stakeholder in the development of the territories where its airports are located. We commend everyone’s involvement and look forward to the economic perspectives this new infrastructure opens up.”

France now marks another important milestone on our investment map, further diversifying our European portfolio. Alongside our existing presence in Germany, Austria, the Netherlands, and the United Kingdom, among others, this new project highlights the breadth and strength of our investment strategy. We are pleased that our first development in the Rhône-Alpes region will contribute both to regional growth and to our broader investment’s strategy” Says Daniel Raemy, Chief Executive Officer of Newport
