Panattoni France supports AEW in the development of a new City Dock project in Paris Nord 2

Panattoni announces the development—together with AEW—of an 10,700 sqm project within the strategic Paris Nord 2 business park. The site, formerly home to the Institut de Soudure headquarters, will be transformed into a City Dock by Panattoni, with construction works having started in February 2026.

The site currently comprises two industrial buildings and will undergo a comprehensive redevelopment programme designed by Ateliers 4+ and executed in two distinct phases. Construction company KLEIDI began works in February with the full refurbishment of the first building, totalling 3,700 sqm. This building benefits from a solid structural condition, the result of more recent activity on-site, enabling an optimised and sustainable renovation. Its existing framework will be preserved while undergoing extensive modernisation to meet City Dock standards for light industrial and urban activity buildings. Once this first phase is completed in Q3 2026, the second building—whose configuration does not allow for a relevant refurbishment—will be demolished and replaced with a new 7,000 sqm facility. Both buildings will meet the highest standards in terms of energy performance, functionality and sustainability.

City Dock by Panattoni: an offer designed for cities and their user

The City Dock range is designed to meet the needs of urban and peri-urban activities, including urban logistics, SMEs and light industrial businesses, service providers and last‑mile distribution. These assets prioritise flexibility, divisibility and accessibility, enabling a wide variety of occupiers to operate in strategic locations at the heart of economic zones.

A project aligned with environmental commitments

AEW and Panattoni France aim to make this site a new benchmark in sustainable performance. The refurbished building targets a BREEAM Very Good certification, while the new development aims for BREEAM Excellent. The entire project is also pursuing BiodiverCity® Construction certification, with commitments covering the full land plot to ensure genuine urban ecological performance.

Planned features include heat pumps, a rooftop photovoltaic plant, and a wide range of biodiversity‑enhancing measures: at least 70% native plant species, dedicated habitats for local fauna, vegetated façades, and resilient plantings requiring no permanent irrigation. Thermal simulations are also being carried out to ensure user comfort during future heatwaves.

A strategic location within Paris Nord 2

As Europe’s leading private business park, Paris Nord 2 is home to more than 550 companies, half of which are international. Its location at the crossroads of the A1 and A104 motorways, and its immediate proximity to Paris‑CDG Airport, make it a major economic hub for the Greater Paris region.
