A strategic, shovel-ready site resulting from the redevelopment of a former industrial brownfield
Previously dedicated to logistics activities, the site ceased operations on July 20, 2015 and now benefits from all the administrative permits required to initiate the project. Following the demolition of the obsolete warehouse, the land has been transferred to Panattoni France. The transaction was completed with the support of EOL.
A prime location at the gateway to the Île-de-France Region
Located in a highly sought-after area, the site lies in the Eure department, at the gate to Ile-de-France, spanning the municipalities of Gaillon and Val d’Hazey within the Seine-Eure metropolitan area. It offers excellent accessibility, with direct access to the A13 motorway via the Saint-Aubin exit, just one hour from Paris, a strategic position along the Seine Axis, and immediate proximity to the River Seine. Gaillon railway station, located just a five-minute walk away, further facilitates employee commuting—including from the Île-de-France region—and enhances the site’s attractiveness for future occupiers.

A logistics platform designed for high value-added operations
Designed by Agence Franc, the 37,000 sqm logistics building—divisible from 18,000 sqm—will be developed by GSE. The site is intended to be leased to one or more users, particularly from the pharmaceutical or cosmetics sectors, whose technical and operational requirements demand high standards. The building will meet the latest environmental criteria, featuring solar panels across the entire roof, heat‑pump‑based heating systems for the warehouse units, and targeting BREEAM Excellent certification. River transport solutions may also be explored thanks to the immediate proximity of the platform operated by the Société des Carrières de Vignats.
The project is backed by a trio of investors: the pan‑European logistics fund Newport as majority investor, the CEN Sustainable Real Estate fund of Caisse d’Epargne Normandie, and Banque Wormser Frères. Caisse d’Epargne Normandie has also acted as arranger of the banking pool for the loan financing part of this investment.
