Panattoni Bets on Captieux: A First in Gironde

In June 2025, the Communauté de Communes du Bazadais and Panattoni, Europe’s leading logistics and industrial real estate group, signed a partnership agreement for the development of the Ecopôle located in Captieux—marking Panattoni’s first project in the Nouvelle-Aquitaine region.

A Promising Encounter

This collaboration was born during the SIMI (Salon de l’Immobilier d’Entreprise) trade fair in Paris in December 2024. The Captieux-Escaudes Ecopôle site, situated at the exit of the A65 motorway and at the crossroads of major southwestern cities (Pau, Bordeaux, Toulouse), quickly caught Panattoni’s attention thanks to its strategic location and development potential.

An Opportunity for Local Economic Growth

Of the 12 hectares that make up the Ecopôle, 5 hectares are currently available for development, in compliance with the regulatory constraints of the Zero Net Land Take (ZAN) law. This area is intended to host agro-industrial, processing, or storage activities that meet the needs of local businesses in a region recognized for its agricultural strength across Aquitaine.

“This partnership is an opportunity to enhance the appeal of the Bazadais area. We aim to offer businesses local and tailored real estate solutions while respecting the ecological balance of the region,” emphasized Nicole Coustet, President of the Communauté de Communes du Bazadais.

“We are very pleased to initiate this partnership with the Communauté de Communes du Bazadais, which marks the launch of our first real estate development project on the Atlantic Arc. This strategic site, at the heart of southwestern France, aligns perfectly with our commitment to support regional dynamics with customized real estate solutions. We thank the local officials for their trust and will bring all of Panattoni’s expertise to bear on a modern, innovative project that meets the latest environmental standards,” stated Salvi Cals, Managing Director of Panattoni France.

An Ambitious, Structured, and Environmentally Responsible Project

The signed agreement includes exclusive land reservation rights, allowing Panattoni to carry out the necessary studies: market analysis, ecological assessments, building design, and identifying business needs. The group will contribute its real estate engineering expertise to offer tailored solutions to local economic stakeholders. A revision of the local urban development plan (PLUi) may be initiated depending on the proposed projects, to support coherent, sustainable, and impactful development for the Bazadais region.
