Panattoni, the leading project developer for industrial and logistics properties in Europe, and future user, Elsen Logistik, celebrated the topping-out ceremony at Panattoni Park Ansbach on 19 April 2023. The Mayor of the City of Ansbach, Thomas Deffner and other representatives of the city as well as representatives from Elsen Logistik, Goldbeck and Panattoni attended the celebrations.
Owner-operated and internationally active, Elsner Logistik GmbH is incorporated in Wittlich, Rhineland-Palatinate, and is a full-service logistics provider. Its services include management of simple to complex production-related logistics processes and operative activities like transport. To expand existing storage capacities in Nuremberg, the company is renting the entire Panattoni Park Ansbach with a usable area of around 33,500 m2, distributed across three units. Of that, approx. 29,500 m2 are hall space, 1,300 m2 office space, with an additional 2,500 m2 are mezzanine space. The logistics provider plans to use the new areas to store and pick various goods.
Ralf Sauerborn, Managing Director at Elsen Logistik GmbH, says, “By settling at the Panattoni Park Ansbach, we are creating additional storage capacities in the immediate vicinity of our branch office in Nuremberg. Originally, our plan was to only rent around 22,300 m² of space, but we decided to rent the entire park because we received several inquiries from the region. The reason for this is a tense market situation resulting from an increased demand for space on the one hand and little available logistics space on the other. We would like to thank Panattoni for the additional space they provided.”
The Panattoni Park Ansbach is in a central location in Southern Germany, in the immediate vicinity of the City of Nuremberg and has a direct connection to the A6 and the B13. As a result of Elsen Logistik GmbH settling here, the expected assumption of 350 incoming and outgoing lorries per day was reduced to 50 lorries per day.
In the framework of the project development, Panattoni is revitalising the approximately 67,400 m2 former Thermoselect site. The Brownfield was erected as a waster incineration site around the turn of the century, but was never put into operation. For nearly two decades now, the property has been fallow and completely unused and therefore required comprehensive dismantling measures. The project developer took over the site from Kernstock Grundstücks- und Projektentwicklung which was responsible for the property consolidation, the demolition and the fully completed land use procedure. When creating the new sites, Panattoni focused on sustainable reuse and third-party usability. Thus, the modern logistics property is being built in accordance with the higher sustainability standards defined in the framework of the Panattoni Green Building concept and is characterized by both a photovoltaic system and the fact that is being erected in accordance with the BEG 55 [Federal Fund for Efficiency Buildings] standard. In addition, the aim is to obtain certification in accordance with the German Sustainable Building Council (DNBG) gold standard.
“The development of the Panattoni Park and the associated settlement of Elsen Logistik is a good development for the economic location of Ansbach. It must be specially noted that the Thermoselect site, which lay fallow for a long time, was able to be reallocated for reuse which has also created jobs,” Thomas Deffner, Mayor of the City of Ansbach, commented on the project.
Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria, says, “With the completion of the shell structure at the Panattoni Park Ansbach, we have reached a major project milestone. We are pleased that Elsen Logistik chose the property even before construction started. The rental of the remaining space indicates to us that the logistics provider will find ideal conditions there for its further growth.”
The construction work started in October 2022 and Panattoni plans to complete it in mid-August 2023.
The future user, Elsen Logistik, was referred by the real estate specialist, Realogis.
