The excavators are rolling for the Panattoni City Dock in Kirchheim

Panattoni is starting construction of the City Dock Kirchheim on an approximately 16,030 m² conversion area. Starting in the second quarter of 2025, the innovative multi-tenant business park will offer small and medium-sized enterprises, start-ups and branch operators flexible commercial and logistics spaces in the greater Munich metropolitan region.

The excavators have started rolling on the conversion area previously used by a track construction company. A total floor area of 13,444 m² will be available on the 16,030 m² site and will be divided into seven to thirteen flexibly divisible units. Very soon, around 4,350 m² of logistics and production space, 5,300 m² and 3,810 m² of flexible space will be available to potential tenants.

The City Dock Kirchheim is approximately 25 minutes by car from the Munich city centre and has excellent connections to the A94 and A99 federal motorways. The Munich Exhibition Centre can be reached in 8 minutes and the Munich airport in 25 minutes. An S-tram stop for the future employees is located in the immediate vicinity and can be reached on foot.

Panattoni is developing the City Dock in a joint venture with Montis Real Estate GmbH and in close cooperation with the Municipality of Kirchheim as well as the local economic development agency. To this end, the project developer handled the revitalisation of the site, including the complete dismantling of the existing buildings and existing railroad tracks system.

The innovative building concept will be characterised by a three-storey office building as a main building and will set a new urban design accent. In addition, at this site, the project developer is focusing particularly on the aspect of sustainability in the areas of environmental, climate and species preservation. Panattoni will obtain the DGNB gold standard certification in Kirchheim and will be planting extensive greenery on the facades and roof surfaces. The installation of a photovoltaics system for low-emission energy generation and the erection of a so-called “City Tree” and a specially-designed insect hotel are also planned. The City Dock will be heated using highly efficient heat pumps. The VRF technique the developer plans to apply also allows for the energy-efficient air conditioning of office spaces.

The measures will be complemented by an innovative air filtration system called a “City Tree” from the Berlin-based start-up Green City Solutions. This is the first time Panattoni will be implementing this solution. It makes a proactive contribution toward the improvement of air quality in cities by reducing fine particle levels by almost 50 percent. Contaminated air is taken in by integrated fans and purified by natural air filters in the form of moss mats. This allows a “City Tree” to filter up to 3,500 cubic metres of air per hour and feed it back into the ambient air.

The First Mayor of the Municipality of Kirchheim, Stephan Keck, welcomes the innovative City Dock concept. “We expect the modern business park to further increase the value of our economic centre. The sustainable design Panattoni plans to implement is state-of-the-art and is important for companies that want to establish themselves or grow in Kirchheim. With the City Dock Kirchheim, we are expanding and diversifying our offer of commercial spaces and simultaneously avoiding utilising new surfaces.
