Start-up Flaschenpost takes the last available hall in logistics park built by Panattoni Europe in the Port of Düsseldorf

In March 2018, Panattoni Europe, a leading developer of industrial and logistics real estate, handed over the last available logistics space in the Port of Düsseldorf to its future user. The start-up company Flaschenpost GmbH, Münster, a beverage delivery service, has rented an area of about 10,000 m2 storage space, 600 m2 mezzanine and 600 m2 office space. The new building, which was constructed in compliance with the DGNB gold standard, was the last available hall in the park built by Panattoni in the Düsseldorf Hafen.

In March 2018, Panattoni Europe, a leading developer of industrial and logistics real estate, handed over the last available logistics space in the Port of Düsseldorf to its future user. The start-up company Flaschenpost GmbH, Münster, a beverage delivery service, has rented an area of about 10,000 m2 storage space, 600 m2 mezzanine and 600 m2 office space. The new building, which was constructed in compliance with the DGNB gold standard, was the last available hall in the park built by Panattoni in the Düsseldorf Hafen.

From its new location, the online portal Flaschenpost will deliver beverages to customers in Düsseldorf and the surrounding area within 120 minutes. The central location is crucial to be able to ensure fast delivery. Furthermore, the hall has ground-level doors and 24 parking spaces for the company’s large number of delivery vans.

Dr. Stephen Weich, CFO of Flaschenpost GmbH, explained the choice of this location in the Port of Düsseldorf: “This logistics park in the Port of Düsseldorf enables us to deliver our merchandise throughout the city of Düsseldorf from an excellently connected central location. This site makes an important contribution to our ability to serve our customers in this new location within 120 minutes at favourable prices – and thus put an end to bothersome crate carrying for Düsseldorfers.”

Panattoni has successfully developed this challenging Brownfield project into a logistics park on a site of 120,000 square metres. The park was built during the last two years in two phases and has a total usable area of 70,000 square metres. The first building phase was handed over to the logistics service provider BLG in 2016. In Spring 2017, the second building phase with 32,000 square metres of modern logistics space was completed in accordance with the DGNB gold standard. This section was rented by the logistics service provider neska, and a further unit with 10,500 square metres plus office and recreational areas was rented by a large online retailer. With the new tenant Flaschenpost this logistics park is now fully occupied.

Besides its proximity to the container port, the park offers an excellent location and connections for warehousing and logistics as well as fulfilling all the pre-conditions for “last mile logistics” in the city centre. Fred-Markus Bohne, Managing Partner of Panattoni Europe, commented on the successful completion of the project: “Brownfields are becoming increasingly important as locations for supply and distribution in metropolitan regions. We are delighted that we have been able to provide urgently needed space for Flaschenpost and the other users in the logistics park. The project in the Port of Düsseldorf worked very well thanks to the constructive and competent co-operation between all key parties involved. We intend to continue development of further Brownfield projects even though they are more complex and constitute a higher risk.”

The real estate consultant company projecta Consult für Industrie- und Gewerbeimmobilien GmbH, Frankfurt, acted as broker for Flaschenpost. Beyond the construction of the park Panattoni Europe continues to be responsible for the property management of the logistics centre.

Flaschenpost is a beverage delivery service company which delivers beverages to customers within 120 minutes of receiving their order. Orders are delivered to the front door within 120 minutes at no extra charge, and the empties are taken away at the same time. With more than 1,000 items on offer, Flaschenpost has a drink for everyone’s taste. Now, carrying heavy crates is a thing of the past for everyone in Düsseldorf. 

The company was formed in 2016 in Münster. Now, every fourth bottle sold here was bought from flaschenpost. The company also delivers in Cologne, the Rhine-Neckar region (Mannheim, Ludwigshafen and Heidelberg), and from May 2018, Düsseldorf.
