Panattoni, the leading project developer for industrial and logistics real estate in Europe, is creating a new build-to-suit (BTS) logistics centre for Spedition Brucker GmbH according to high sustainability standards in Schwäbisch Gmünd, Baden-Württemberg. Spedition Brucker is headquartered in Aalen and is one of the leading shipping and logistics companies in the region of Ostwürttemberg and in southern Germany. With over 800 staff and 205,000 m² of logistics space, the company operates 11 branches and 9 other logistics hubs. The service provider plans to set new standards in contract logistics and to provide an attractive location for clients with the new logistics centre in the region of Ostalbkreis.
“With this project, we will be able to strengthen our market position in the field of contract logistics and offer our clients numerous up- and downstream logistics services,” says Arno and Dr. Stefan Brucker, Managing Directors of Spedition Brucker GmbH.
The future building will be constructed on a plot measuring roughly 47,000 m2 and currently owned by Andritz-Ritz GmbH in the Gügling industrial park. Andritz-Ritz GmbH is the oldest company in the city and will vacate its site in Schwäbisch Gmünd at the end of 2022. The corporation sold its existing spaces to Panattoni and will rent out the office building until the end of the year. The site is in an excellent location to the east of Stuttgart, which is easily accessible via the four-lane B29 federal road.
Martin Lange, Managing Director of Andritz-Ritz GmbH, commented on the process as follows: “It took just six weeks from the inspection to the purchase of the property. We are pleased that the process went so smoothly and that we will still be able to use the office building until the end of the year. We would like to wish our successor, Spedition Brucker, much success at their new location in Schwäbisch Gmünd.”
Panattoni will construct 23,200 m2 of hall space, as well as 1,300 m2 of office space and 1,200 m2 of mezzanine and gallery space for Spedition Brucker GmbH from January 2023 onwards. The building height is 10 m (to bottom of girders). Outside the building, the site will also include 9 lorries parking spaces and 78 car parking spaces.
“We are delighted that this new project is finally signed and sealed,” says Dr. Stefan Brucker. “With this new logistics site, Spedition Brucker will see its available logistics space increase by another 15%. This is also necessary, as customer demand for highly sophisticated logistics spaces as well as numerous additional services continues to be extremely high. Furthermore, 120 new jobs will be created once operations start at the logistics park and will thus further bolster the regional job market in the Ostwürttemberg region.”
During development of the new logistics centre, the city of Schwäbisch Gmünd and Spedition Brucker are putting the emphasis on sustainability. In light of this, Panattoni is implementing a comprehensive package of measures to protect the climate, plant and animal species, and the environment. This will include designing approx. 20% of the roof structure and new building as an extensive green roof, with the remaining 80% of the roof space being prepared for the installation of solar panels. The project developer also plans to create a pond, rainwater retention basin and natural landscaping including a wildflower meadow next to the car park. With the additional plants, bushes and trees in the outside area, the requirements from the development plan will be more than met. In addition, Panattoni also intends to install nest boxes for birds and insects and to provide a preliminary structure for e-charging stations, as well as underfloor heating and a heat pump in the office area. Noise protection measures will also be taken in order to actively protect the future residential area in Bettringen, which is close to the business park. The project developer is aiming for Gold certification from the German Sustainable Building Council for the construction of the facility.

The Andritz Pumps GmbH, as one of the oldest companies in town, will relocate its site within Schwäbisch Gmünd and stays in town. It is therefore all the more important that the old plot of land is not left to become wasteland, but rather be taken over by Spedition Brucker – a regional company who will create new jobs. With this next chapter, we are placing particular emphasis on sustainability. As such, we are pleased that important aspects have been taken on board and incorporated into the project planning by Panattoni after the project was presented by the tenant in the presence of the business promoter, head of the municipality of Bettringen and the head of the real estate office,” says Richard Arnold, First Mayor of the City of Schwäbisch Gmünd.

Demolition and construction work will begin on the Andritz-Ritz site from January 2023 onwards. Panattoni has scheduled handover to Spedition Brucker for spring 2024.
