Modern business park to be built in Augsburg: Panattoni is building its fifth campus in Germany

With the Panattoni Campus Augsburg, Panattoni is building the fifth campus solution in Germany. In the Lechhausen industrial district in the northeast part of Augsburg, the largest project developer for industrial, logistics and commercial properties in Europe is starting a new realization: A pioneering commercial site will be built downtown on a total surface area of 46,000 m². With the combination of a Panattoni Park and a City Dock, the new campus, which is in the immediate vicinity of the A8 and B2 motorways, offers flexible rental solutions for logistics, production and research companies.

The Panattoni Campus Augsburg is being built on two adjacent properties which were formerly home to a high-bay warehouse and track systems as well as a production site for railway sleepers. As a Brownfield project, Panattoni is transforming the sites to be used for a new, sustainable purpose by implementing comprehensive renaturation and revitalisation measures. The objective is to create a modern and efficient commercial site that meets the requirements of forward-thinking companies.

As part of this effort, Panattoni is aiming to obtain a Brownfield certificate from the DEBV [German Brownfield Association]. In addition to a photovoltaics system for electricity generation, greenery will be planted on top of the mezzanine spaces, on the bicycle and smokers’ stands and on the central sprinkler system building. Sustainable heating is provided via remote heat, while rainwater is used to supply the toilets and irrigate the exterior grounds. Noise protection walls protect the adjacent residential area and ensure a friendly environment in the neighbourhood. In addition, equipment for electrical charging stations for cars and bicycle will be implemented in order to actively support the mobility revolution. Natural exterior grounds with wildflower meadows, fruit orchards and insect hotels round out the sustainable concept and contribute towards the ecological quality of the site. In cooperation with Madaster, a platform to make circular construction easier, a building resource record will be created in order to transparently illustrate the life cycle of the property.

The commercial site consists of a Panattoni Park with around 17,400 m² of hall space, 970 m² of office space and 1,670 m² of warehouse mezzanine space as well as two City Dock buildings with a total surface area of 9,000 m². The seven City Dock units can be divided flexibly and offer warehouse spaces between 730 m² and 880 m², office spaces between 190 m² and 300 m² flexible use spaces between 170 m² and 280 m². With the diverse uses offered by the campus concept, Panattoni is attractive to various segments like logistics, light industrial, research and production. 120 car parking spaces and 38 bicycle spaces will be created for the employees at the campus. Moreover, a large well-being area will ensure the quality of their time spent on campus. Panattoni is aiming to obtain the DGNB [German Association for Sustainable Construction] platinum certificate for the property.

The project development was carried out in close cooperation with the City of Augsburg which actively and quickly provided support on the project from the outset. “The City of Augsburg has proven to be an extremely constructive partner that supports the project and is including it in its urban development. The construction work for the Panattoni Campus Augsburg start in June 2025. It is slated for completion in the second quarter of 2026. The property was brokered by InProReal in cooperation with HAMA Beteiligungs GmbH as the seller. The rental spaces will be marketed by InProReal and CBRE.
