From industrial brownfield site to a site of the future: Construction of Panattoni Park Hagen has started

With the symbolic ground-breaking ceremony, attended by representatives of the city and Economic Development Agency Hagen, the logistics property developer, Panattoni, kicked off the development of Panattoni Park Hagen A modern and highly flexible logistics property will be built on the approximately 77,700 m² brownfield. The site can look back on more than 100 years of industrial history: For more than a century, claddings made of dolomite rock were made for coke and steel blasting furnaces.

The new Panattoni Park Hagen will transform the site for sustainable use. The plan includes a modern logistics and industrial site measuring around 35,000 m², supplemented by 2,000 m² of office and social space and 2,700 m² of mezzanine space. In total, 128 passenger vehicles and 12 lorry parking spaces will be built. With a height of 12.20 m and a flexible design, the property is suitable for various uses from the trade, production or logistics sectors. The site is located in the Herbeck District in Hagen, in immediate proximity to the A45/A46 junction and the A1 federal motorway. This ensures short transport routes in the Ruhr region, the Bergische Land and Sauerland. Dortmund is 20 km away, Wuppertal 40 km. The ideal transport connection is also supplemented by a bus station located directly in front of the site.

“The development of Panattoni Park Hagen is an example of the opportunities in the revitalisation of former industrial sites. A site with high levels of contamination is being transformed into a modern, sustainably planned commercial and industrial site. We are pleased to be building a property that will create both an economic benefit and make a contribution towards the ecological improvement of the site,” says Fred-Markus Bohne Managing Partner at Panattoni DACH and Nordics.


Comprehensive decontamination and sustainable development

Panattoni is working closely on the project with the City of Hagen and the environmental and building authorities. Due to high levels of soil contamination and major height differences in terrain, comprehensive decontamination and soil filling measures were required. A majority of the mineral-based building materials were recycled and reused. By using a color for the façade that fits into the landscape and the use plants indigenous to the region, the property integrates well into the environment. Moreover, the exposure and renaturation of the Ölmühlenbach River increases the attractiveness of the exterior grounds. In addition, the access road for the adjacent development site is being sustainably redesigned in close cooperation with the city.

Panattoni will have the project certified in accordance with the criteria set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen e.V. [German Association for Sustainable Construction] and is plans to obtain the DGNB gold certificate. The equipment includes photovoltaics systems on the roofs, fossil-free heating, the use of rainwater, smart metering, a well-being area and nesting boxes and wildflower meadows on the grounds.

Together for the future of Hagen as an economic site

“With the revitalisation of this traditional site, we are updating an important chapter in Hagen’s industrial history. Where once dolomite was manufactured for a century, a modern and sustainably planned site will be built in cooperation with Panattoni for the economy of tomorrow,” says Mayor of Hagen, Dennis Rehbein.

“Particularly the close cooperation during the decontamination phase, the sustainable planning and the high degree of third-party usability create ideal conditions for modern production and logistics processes, adds Dr. Christopher Schmitt, Manging Director at HAGEN.WIRTSCHAFTSENTWICKLUNG GmbH. “For the city, Panattoni Park Hagen means new opportunities, new companies and long-term value creation.”

Completion is planned for the fourth quarter of 2026.

BNP Paribas Real Estate and Realogis have been commissioned to market the Panattoni Park Hagen.
