Milestone for a central project in the burgeoning Hansebelt region: Together with the representatives of the City of Lübeck, the tenant, Dräger, and further parties involved in the project, Germany’s largest developer of logistics, industrial and commercial properties, Panattoni, celebrated the topping-out ceremony for Panattoni Park Lübeck Süd on 11 December. The modern logistics and production site, with a surface area of approx. 46,000 m², is located in the newly developed Semiramis Business Park, one of the last large industrial areas in the Hanseatic city. The remaining available space of 6,300 m² offers potentially interested tenants an ideal environment for further regional and international development.
Even before the planned completion in the first quarter of 2026, the majority of Panattoni Park Lübeck Süd is already let. As the anchor tenant, Dräger the globally active medical and safety technology company has secured around 84% of the space. The site is ideally suited for the company to bundle central functions like the supply of packaging materials and distribution close to the existing production sites. “With this new logistics property built to ESG sustainability standards, we are not only focusing on modern performance, but above all on sustainable responsibility. The building demonstrates that efficient logistics and ecological sustainability are not contradictory, but rather reinforce each other,” says Stephan Schick, Managing Director at Dräger Interservices GmbH.
Currently, approximately 6,300 m² of logistics space is still available for future tenants. With a building height of 12.20 m to the bottom of the girders and a water protection class 3 classification, this unit also offers high building standards and diverse usage options for companies from the logistics, industrial and production sectors. “At Panattoni Park Lübeck Süd, tenants not only profit from top-notch infrastructure, but also from the economic dynamics of the region,” says Fabio Kirchgeßner, Managing Director at Panattoni Germany.
A site with vision: a bridge between Germany and Scandinavia
The site selection is a strategic decision: The proximity to the metropolitan region of Hamburg, the Baltic Sea harbours and the A1 and A20 federal motorways is not the only factor that creates ideal conditions for local business, regional networking and international transport connections. The Hanseatic city of Lübeck is part of the dynamic growth region, the Hansebelt, which will profit significantly in the future from the construction of the Fehmarnbelt Tunnel, the completion of which is slated for 2032. The direct transport connection to Denmark will significantly shorten the transport times between Hamburg and Copenhagen and further Lübeck’s significance with regard to logistics in Northern Germany.
“Lübeck is the economic beachhead in Northern Germany. Projects like Panattoni Park Lübeck Süd illustrate how much we will profit from the international network in the future,” says Lübeck’s Mayor, Jan Lindenau.
Sustainability, cooperation and speed as success factors
Parallel to the development work, Panattoni realised the construction project in close cooperation with municipalities and financial development agencies. Special factors like preliminary archaeological surveys, the creation of wildflower meadows and compensation areas were integrated into the planning early on. Panattoni will have the project certified in accordance with the criteria set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen [German Association for Sustainable Construction e.V.) and plans to obtain the DGNB gold certificate. The planned sustainability measures include, among other things, a photvoltaics system with 4 MW capacity, VRF technology for the efficient use of heating and the use of rainwater to flush toilets.
Dirk Gerdes, Managing Director at KWL GmbH, praises the excellent collaboration. “Panattoni demonstrated how project development can successfully work hand-in-hand with the city, the economy and companies: cooperative, fast, efficient and forward-looking.” KWL GmbH, a subsidiary of the Hanseatic City of Lübeck, works as a planner and developer for Lübeck. In the context of this project, it assumes a central role as the property seller and developer of the entire Semiramis Business Park.
Jones Lang LaSalle (JLL), as the lead manager, will handle the leasing of the remaining unit.
