Panattoni realises second project in Austria

Panattoni develops business park in Upper Austria

Panattoni, the leading project developer of commercial properties in Europe is continuing its expansion in Austria and is announcing the purchase of a property for the development of the Panattoni Park Ennshafen. The business park will be built in Enns in Upper Austria without prior letting and boasts a trimodal connection. The property provides modern spaces to the growing economic region of Upper Austria and focuses on a wide range of users. The start of construction is scheduled for 2024 and completion is slated for 2025.

The Panattoni Park Ennshafen will be built on a site with a surface area of 65,000 m². The property is located in the powerful economic region of Upper Austria between Linz and Vienna in the industrial district of Ennshafen. Due to the connection to domestic shipping lanes via the Rhine-Main-Danube canal and the railway network via a container terminal and the nearby B1 state motorway and A1 West federal motorway, the site offers a trimodal connection to European economic centres.

Christian Deleja-Hotko, Mayor of the City of Enns, welcomes the development of the Panattoni park in his city: “The realisation of the Panattoni Park is another milestone in the development of our trimodal industrial district, Ennshafen. Many companies already appreciate the benefits of this economic site, and the new business park now offers companies of varying sizes from the region and throughout Austria the opportunity to establish themselves here and also takes environmental goals into consideration with its high sustainability standards. We are certain we have found the right partner in Panattoni for the development of these sites and would like to thank them for the constructive collaboration.”

After completion, the new site will have a gross floor area of around 42,000 m², of which, approx. 35,000 m² is hall space, 3,000 m² is office space and 3,000 m² is mezzanine space The building has an effective height of 10.50 m (to bottom of girders). More than 100 vehicle parking spaces will be built on the exterior premises. The flexible use concept with rental units starting at 3,000 m² which can be divided flexibly is excellently suited for the establishment of smaller and medium-sized enterprises (SME) and industrial use. Due to the proximity to Linz (and Voestalpine), the site is suitable for users from the metal and steel processing, foodstuffs, automotive, chemicals and transport industries.

While developing the project, Panattoni is aiming to obtain certification according to the DGNB gold standard and will implement comprehensive sustainability measures, including the installation of a photovoltaics system on the room of the building and greenery on the exterior premises. Moreover, the use of district heating or a heat pump is planned for the provision of energy. The construction of bicycle stands, electric vehicle charging stations and a mobility concept with a bicycle path and bus connection are also planned.

Jürgen Winklbauer, Managing Director at Panattoni Austria, has the following to say about the project. “We are very proud that we were able to acquire one of the most valuable properties in Upper Austria in cooperation with Upper Austria. The location stands out due to its trimodal connection and proximity to large automotive companies.”

“With the second project realised by Panattoni in Austria, we are continuously advancing the development of our plan to create suitable and sustainable sites in the region for our customer and partners in the industrial and commercial sectors,” says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria.

The real estate consultants CBRE and COORE were commissioned with marketing the plots. The law firms CMS and Denkmair Hutterer Hüttner Waldl Rechtsanwälte GmbH advised on the purchase of the property as consultants. The Upper Austrian economic agency Upper Austria and Lauriacum Immobilen GmbH were essential in the establishment process.

The Panattoni Park Ennshafen is the second project realised by Panattoni on the Austrian market. In the spring of 2023, the developer announced the realisation of the Panattoni Park Graz Süd in the Market Community of Wagna in Southern Styria.
