Panattoni, the leading project developer for industrial and logistics properties in Europe, is developing the Panattoni Park Kaiserslautern Ost in Göllheim, Rhineland-Palatinate. The sustainably developed, multi-user property will be built in the logistics corridor between Southwestern Germany, Northern France and Benelux and is focused on flexibility and a high degree of third-party usability. The start of construction is planned for the third quarter of 2023 and completion is slated for the second quarter of 2025.
The developer is realising the Panattoni Park Kaiserslautern Ost for a broad target group from the automotive, chemicals, pharmaceuticals, IT, eCommerce and trade sectors, without pre-letting, in a scope of a total rental area of approx. 63,000 m², distributed across two properties with seven units. These each have a total area of between approx. 6,200 m² and 8,200 m². The hall surface area is approx. 54,700 m² with an additional 3,200 m² of office space and 5,100 m² of mezzanine space. The building has an effective height of 10 m (to bottom of girders). The halls are equipped with 54 loading gates and seven level-access gates and are designed for a floor load-bearing capacity of 5 t/m². The outdoor premises will offer 20 trucks parking spaces and 256 passenger vehicle parking spaces.
The Panattoni park is located in the immediate vicinity of Southwestern Germany, the Benelux countries and Northern France. With its proximity to Kaiserslautern, Mannheim, Frankfurt and the entire Rhine-Neckar region, with approx. 550,000 residents, the property is also located on an important European logistics corridor. The A 63 and A 6 motorways can be reached in only a few minutes by car without driving through towns and logistics nodes like the Frankfurt Airport can be reached within approx. 45 minutes by car. The second-largest inland harbor complex in Germany, located in Mannheim/Ludwigshafen also offers an excellent multi-modal connection to the major European seaports.
Due to the topographically uneven terrain, the park is being built on different levels on a property with a total surface area of around 161,050 m². Between 1962 and 2003, there was a factory for the production of pyrotechnic and military products on the northern part of the Brownfield plot and the southern part was grazing land. Before the plot was purchased, the building and installations were torn down by the owner. The portion of the materials that exceeded the reuse criteria was disposed of off premises. Material suited for reuse within the framework of developing the site, however, remained on premises.

In the framework of the development, Panattoni is focused on a sustainable design and strives to obtain certification in accordance with the DGNB gold standard, at a minimum. Therefore, a photovoltaic system will be erected and the entire building will be heated by a fossil fuel-free heat pump system, supplemented by the installation of intelligent metering systems. Rainwater will be used to irrigate the exterior installations and for flushing toilets, while charging stations for electric vehicles will allow for low-emission mobility. In addition, well-being areas will be set up for employees. In the exterior areas, designed to simulate nature, the developer will plant a wildflower meadow and set up beehives to maintain biodiversity. Comprehensive development measures will also be carried out.
