Panattoni is once again the largest logistics property developer in Germany

Panattoni is in first place among the top developers of logistics properties in Germany for a second time.  The “Logistics and Property” study from the Bulwiengesa analysis company published in 2023 demonstrates this. The property developer, seated in Hamburg, also has big plans for the future.

The project developer’s construction volume in the period from 2018 to 2022 is approximately 1.37 million m² of logistics space. By end of June of 2023, Panattoni has already completed 375,000 m² of logistics space in Germany. At least an additional 184,000 m², which are currently under construction, will be completed by the end of the year. Currently, the Campus projects in Berlin, Leipzig, Hanover and Cologne are among the largest of Panattoni’s developments in Germany.

Moreover, 911,000 m² of logistics space are currently in the definitive planning stage. Since Panattoni Germany was founded in 2014, the company has developed 120 projects, of which, 85% are built on revitalised Brownfield sites.

For the “Logistics and Property” study, the analysis company, Bulwiengesa, analysed the national market between 2018 and 2023. The central topics of project development, construction trends, investment and financing were considered in the ranking. The study showed that the overall number of newly developed logistics sites in Germany has decreased slightly in comparison to previous years. After a massive blow during the first year of the coronavirus pandemic in 2020, the current record of 5.3 million m² with respect to project completions was reached in 2021. In 2023 the number of newly developed logistics sites will presumably be at 4.8 million m². In 2024, according to the Bulwiengesa study, 4.5 million m² are expected nationwide.

In comparison to other property asset classes, the demand for industrial and logistics properties is still high, despite inflation and interest rate hikes. Panattoni, as an owner-operated company, has already been betting on a forward-thinking approach to property development for years that anticipates the demand and develops sites without having tenants lined up in advance. “This approach is now paying off,” explains Fred-Markus Bohne. “Despite global raw material shortages and increasing financing costs, we have once again been able to complete and lease a large number of projects because we have pursued the right strategy with our prospective approach to development.”

Panattoni’s plans for the future are equally expansive: “In addition to our Park, BTS and City Dock developments, with our Campus projects, we are once again pursuing an innovative concept that aligns perfectly with the current and future needs of our customers,” explains Bohne. “This entails bringing together logistics spaces and small commercial spaces at one site, close to the city centre, in several German metropolitan regions. Everyone involved profits from the synergistic effects.” The developer also places special value on resource-friendly construction methods, environmentally-friendly and species-preserving renaturation measures and minimal surface sealing.
