- Panattoni to build a brownfield project in Speyer without pre-letting
- Close cooperation planned with local authorities in Speyer to ensure sustainable power generation with a photovoltaic system

Panattoni, the leading project developer for industrial and logistics premises in Europe, is once again undertaking developments in the Rhine-Neckar region, with the construction of a property without pre-letting in Speyer, Rhineland-Palatinate. This is already the second speculative project that the property developer is constructing in the region, following the development of the Panattoni Park Mannheim East in Ladenburg, Baden-Württemberg.
On a site measuring 31,125 m² in total, 17,600 m² of logistics space, 880 m² of office space, and 1,330 m² of mezzanine space will be created, as well as 50 parking spaces. The premises will extend up to a height of 10 m (to bottom of girders) and will be suitable for classic logistics operations as well as light manufacturing and production. With its direct proximity to the B9 federal road and the A61 autobahn, the property enjoys excellent links to the junction of the A6/A5 motorways towards Karlsruhe, Frankfurt and Mannheim.
The Panattoni Park Speyer will be constructed on a former production site for food packaging. As well as revitalising the production area, Panattoni is focussing in particular on the aspect of sustainability in project development, as outlined in its “Green Building Concept”. Alongside constructing the property in accordance with the gold standard of the German Sustainable Building Council (Deutsche Gesellschaft für Nachhaltiges Bauen – DGNB), this involves developing permeable car parking spaces as well as measures to help the design of the façades blend into the surrounding countryside. Special attention is also paid to the preservation of the local flora, especially large trees on the site.
Furthermore, in close cooperation with local authorities in Speyer, Panattoni intends to install a full-scale photovoltaic system on the roof of the new building. This aims to reduce greenhouse gas CO2 emissions and generate green electricity for the region.

The Rhine-Neckar region is characterised by an acute lack of space, especially in the top logistics regions,” says Fred-Markus Bohne, Managing Partner at Panattoni. “With this property, we are once again providing the site with urgently needed logistics and production space and enabling users to achieve further growth in a modern environment. In addition, we are again making a contribution to reducing soil sealing by revitalising an existing derelict industrial site.”
Deconstruction works are due to begin in the third quarter of 2020, with the building’s construction scheduled for completion at the end of 2021. Engel & Völkers acted as mediating broker for the site. The property consultants are also responsible for marketing.
