Panattoni Europe to develop “City Dock” in the heart of Berlin

Project developer Panattoni Europe is to create an innovative business park in the capital. The “City Dock” will be created in Berlin Spandau, only a few kilometres away from Berlin’s city centre.

Panattoni Europe to develop “City Dock” in the heart of Berlin
  • Innovative business park with around 15,000m2 of usable space to be built on the former industrial site in Berlin Spandau
  • Smaller-scale, flexible units allow for a variety of uses and are open to a wide range of potential tenants
  • Total investment will be approx. €25 million

Project developer Panattoni Europe is to create an innovative business park in the capital. The “City Dock” will be created in Berlin Spandau, only a few kilometres away from Berlin’s city centre.

A business park made up of a total of three buildings is planned on a site of around 21,000 m2, with a total rentable area of approx. 15,000 m2. While the first floor of each two-storey building will be used for office and social spaces, a total of eight smaller-scale units with a modular construction are planned for the ground floor (flexi-area), which can be deployed in a variety of ways.

The 8-metre tall flexible units can be used completely individually and by a wide range of potential tenants with different requirements. They are designed for start-ups and smaller or medium-sized companies from the manufacturing or trade industries.

Fred-Markus Bohne, Managing Partner of Panattoni Europe, commented on the City Dock project in Berlin Spandau: “The universally usable flexi-area will open up a range of possibilities for use that are both numerous and diverse. Users can deploy the units as showrooms, sales areas or repair centres, or they could also be used to set up more office and social areas. Furthermore, the business park’s central location also makes it very attractive for last-mile businesses, of course. Providing companies and consumers in the city centre with deliveries can take place here under the very best conditions.”

The property will be created on a brownfield site in Berlin Spandau, which can be quickly reached from all traffic routes thanks to its ideal location. Three motorways, including the A10 and the city motorway, are just a few short kilometres from the premises, and Spandau train station is even within easy walking distance.

Panattoni Europe is developing the City Dock in Berlin Spandau with an investment volume of around €25 million. The property will meet the requirements of sustainable construction according to the DGNB (German Sustainable Building Council) Gold Standard. The project developer is due to begin deconstruction works in the first quarter of 2020, with the completion of the business park set for the end of 2020.
