Panattoni Europe, the leading project developer of industrial and logistics properties in Europe, anticipates that demand for logistics spaces will increase. In keeping with its expansion strategy, the company will create three new logistics parks near Hamburg, Bremen and Frankfurt by 2020.
Construction will begin later this year at the sites in Kaltenkirchen near Hamburg, Schwanewede to Bremen’s north, and Wörrstadt near Frankfurt. These new developments will feature multi-functional building layouts, flexibly separable rental units and direct connections to excellent infrastructure. Panattoni Europe will also implement the very latest energy and sustainability standards in the development of these premises. The investment costs across the three sites add up to a high seven-figure amount.
“In light of the growing shortage of space, these three sites hold significant potential. We have anticipated future demand and will develop speculatively, allowing us to offer the market three exceptional new sites by 2020. In doing so, we will place particular importance on working in partnership with the local communities and helping to improving the logistical infrastructure,” said Fred-Markus Bohne, Managing Partner of Panattoni Europe, in describing the project.
In Kaltenkirchen, a town to the north of Hamburg, about 36,000m² of hall space, 2,000m² of storage space and 2,500m² of mezzanine space will be created in two construction phases on a total plot area of 93,557m². The premises will be completed by mid-2020 and leased out in units starting from 5,000m² in accordance with individual user requirements. The site is situated directly beside the A7 autobahn and enjoys favourable transport connections.
Panattoni Park Bremen Nord, comprising 20,880m² of logistics space, will be completed early next year in Schwanewede. Located 14km from the port of Bremen and 30km from Bremen Airport, this site also enjoys outstanding transport links.
In Wörrstadt, works to construct the Panattoni Park Frankfurt Süd – featuring 18,500m² of logistics space – will begin in Q4 of 2019, and is scheduled for completion in Q3 of 2020. The site lies at the heart of a newly created industrial estate in Wörrstadt with direct connections to the A63 autobahn. The purchase of the site was liaised by the Industrial-Services-Team of BNP Paribas Real Estate Frankfurt. The area is characterised by local small and medium-sized enterprises as well as particularly high demand in the Rhine-Main region – a global hub for freight transport.
With this speculative project development of logistics parks, Panattoni Europe will be able to satisfy the high demand for logistics spaces in Germany quickly and efficiently. The company will continue to pursue its expansion strategy in 2019; by the end of the year, Panattoni Europe has the aim to have secured around 1 million square metres of land in Germany’s key logistical regions.
