- Business park based on "City Dock” concept is rising in Hilden near Düsseldorf
- Panattoni develops about 19,500 m2 of floor space on the brownfield site of a former felt factory

Panattoni, the leading project developer for industrial and logistics properties in Europe, is realising a business park in Hilden near Düsseldorf based on the “City Dock” concept. This is the second innovative business park in North Rhine-Westphalia that is rising for Panattoni, in addition to City Dock Essen. Altogether, this is already the sixth City Dock construction in Germany. Additional projects are currently rising in Berlin and in Leonberg near Stuttgart.
With City Docks, Panattoni is creating small-parcelled business and logistics areas near cities or in city centres to serve small and mid-sized companies, start-ups and established operators of chain store branches. Because the spaces, which start at 700 m2, can be flexibly designed and expanded in modules, the business parks are available to a wide range of industries in the retail, manufacturing, production and logistics sectors. City Dock Düsseldorf East is centrally located between the Essen, Duisburg, Düsseldorf, Leverkusen and Wuppertal business hubs with about 8.7 million inhabitants. The plot features excellent access to the A3, A46 and A59 federal motorways and is only a 25-minute car ride from Düsseldorf with its airport and inland port. A public transit train link and a bus connection can be reached in 10 minutes on foot.
At the commercial area South-West Hilden, Panattoni is developing about 19,500 m2 of floor space on a plot size of almost 27,000 m2; the floor space is divided into around 11,500 m2 of warehouse, about 4,000 m2 of office, and approximately 4,000 m2 of flexible spaces. The flexible space is located below the office area and can be designed individually depending on the needs of each user.
As part of this project development, Panattoni is revitalising the brownfield site of a former felt factory. With the modern design of the new construction, Panattoni is seeking to obtain a DGNB [German Sustainable Building Council] gold certification. To enhance traffic around the area, construction of a new traffic light system is planned.

The Hilden locale, with its location in the middle of several important urban centres, speaks for itself and is attractive to companies from various sectors,” Fred-Markus Bohne, Managing Partner at Panattoni explains.
Start of construction for City Dock Düsseldorf East is planned for late 2021, Panattoni anticipates completion by mid-2022. Real estate company Aengevelt acted as the broker.
