Panattoni is developing a new wholesale centre for mobile and industrial filters in Immendingen in southern Baden-Wuerttemberg for SF-Filter. When developing the build-to-suit (BTS) property, great value was placed on sustainable and environmentally-friendly design. One special feature is the combination of photovoltaics systems and greenery on the entire surface of the roof.
SF-Filter GmbH is one of the leading companies in Europe in the sale of mobile and industrial filters with sites in five countries. To date, it has been located in Villingen-Schwenningen. For the new wholesale centre, which will offer more space, they were looking for a site nearby so their employees would still be able to easily reach their place of work. The developer and user found what they were looking for in the new Donau-Hegau II industrial district in Immendingen not far from the A81 federal motorway. The bonus for the first property on site was awarded to Panattoni. An industrial property measuring around 17,000 m² in usable space, is slated to be built on the site, which measures 32.000 m². Of that, approximately 15,000 m² will be allocated as hall space and 1,000 m² as office and mezzanine storage space. Large well-being areas are also planned for the future employees at the site.
In terms of sustainable and environmentally-friendly design, a whole series of ESG criteria will be implemented. The objective is to obtain certification according to the DGNB gold standard. In addition to installing photovoltaics systems, the plans call for full-coverage greenery on the roof. The exterior lighting will be insect friendly. An orchard and wildflower meadow will be supplemented by Panattoni insect hotels, which all contribute toward preserving species diversity.
The new wholesale centre will be heated using an air-water exchange heat pump. To cool the offices, the plans call for the installation of a ceiling ventilator. With the help of a smart meeting system, the future energy consumption will be monitored and optimized in the long-term. To reduce water consumption, the plans call for rainwater collection which will then be used to irrigate the exterior areas. Furthermore, an infrastructure for electrical charging stations for cars and bicycles will be built. If possible, the future operation of the building should not produce any air pollution. The objective is to reduce noise emissions and vibrations to a minimum.
The construction of the wholesale trade centre is slated to start in April 2024 and be completed in November 2024. The site will presumably be put into service in 2025. The term of the lease agreement with SF-Filter is initially 12 years.
