Panattoni celebrates the ground-breaking for the first City Dock in the Hamburg metropolitan region
Panattoni, the leading project developer for industrial and logistics properties in Europe, celebrated the ground-breaking for the Hamburg Norderstedt City Dock on 20 December 2022. The celebration took place shortly before Christmas and was attended by the Mayor of Norderstedt, Elke Christina Roeder, the Head of City and Project Development at the Norderstedt development firm, Wilhelm Cloppenburg, and representatives from Panattoni and the general contractor, Goldbeck.
The modern business park is the first property based on the “City Dock” concept in the Hamburg metropolitan region. Without arranging for tenants in advance, Panattoni is developing eight units of varying size on an undeveloped reserve area in the northern part of Norderstedt measuring 20,200 m2, 20% of which will be office space. The units will be distributed across two building complexes and can be leased individually. Overall, the Hamburg Norderstedt city dock will have a total gross floor space of 12,967 m2 of which 7,883 m2 is reserved for warehouse space, 2,508 m2 for office space and 2,576 m2 for flexible-use space. Approx. 72 office workspaces will be created.
The business park in Norderstedt is one of a total of eleven City Dock projects Panattoni has been developing since 2019. It has a new, modern design and is particularly suited for companies who want to establish themselves in the greater Hamburg area and, for instance, have focused on the north of Hamburg as a delivery area. Conversations with interested companies from the foodstuff delivery and last-mile sectors are already underway. In addition to the City Dock in Norderstedt, the developer is developing projects at sites in Berlin, Hilden, Kirchheim near Munich, in Hanover, the state capital of Lower Saxony, as well as Mannheim, Leonberg and Sindelfingen, both in Baden-Wuerttemberg.
With the “City Dock” concept, Panattoni is presenting a novel solution for the development of commercial areas in urban locations aimed at a wide variety of users with various business models. In particular, small and medium-sized enterprises (SMEs), the production industry, trades, trade and start-ups can profit from the need-based usability and continuous expandability of the areas and excellent accessibility and infrastructure. Because the areas can be used flexibly and modularly expanded or combined with respect to their size and allocation, tenants can participate in designing their areas.
In terms of sustainable development, Panattoni’s goal is to obtain certification of the new building in accordance with the German Sustainable Building Council (DNBG) gold standard. In addition to pre-fitting the roof areas for the installation of a photovoltaic system, the developer is also taking heating with VRF technology into account and is installing an air-to-water heat pump. To balance out the lack of plant growth resulting from the land laying fallow for so long, compensation areas will be reforested with species-appropriate, native shrubs.

Construction on the city dock in Norderstedt began in November 2022 and Panattoni plans to complete it in November 2023.
