- Speculative logistics park is being built on 111,715 sqm brownfield site at the Lower Rhine area
- MT Deutschland is the first to use new premises with around 22,000 sqm of logistics space
- Completion of the complex is scheduled for November 2021
Panattoni, the leading project developer for industrial and logistics real estate in Europe, is announcing the letting of the first unit of Panattoni Park Duisburg Voerde in North Rhine-Westphalia. The user is MT Deutschland, based in Krefeld, Germany, a subsidiary of the MT Systems Group, a company specialising in the cleaning of RPCs (reusable packaging containers), with headquarters in Perpignan, France.
By leasing the space in Panattoni Park Voerde, MT Deutschland is setting up a third and its largest depot in Germany to date. MT has leased one of two separate building units on the site. The unit comprises around 22,000 sqm of space for logistics, office and mezzanine. In the innovatively equipped depot, up to 350,000 fruit and vegetable crates are to be cleaned daily in a 3-shift operation to prepare them for use at Rewe, Aldi, Tegut or Metro. All processes are highly automated and designed for the most sustainable, CO2-neutral operation possible. For this reason, it is planned to equip the roof completely with photovoltaic systems. A combined heat and power plant (CHP) will also supply electricity and hot water for the work processes and the wash lines. MT Systems will create around 75 new jobs at the site.
Albert Oldenburger, Director Germany at MT Systems Group, is delighted with the choice of the new location: "It fits perfectly into our expansion strategy, not only in terms of the location and transport links, but also in terms of the rapid implementation. The speculative construction by Panattoni was very helpful in this respect!"
Panattoni Park Voerde is being built in close proximity to the economic and logistics regions of Duisburg and the Lower Rhine. The park has excellent connections to the inland ports along the Rhine. The site, located in a well-established industrial area, has a fast connection to the A 3, A 59 and A 57 motorways without passing through any towns. The Dutch border is also within easy reach.
Panattoni started the development of the park without pre-letting on a site area of approximately 111,715 sqm. Two independent buildings are being constructed with a total lettable space of approx. 66,802 sqm, of which some 59,032 sqm is logistics space, 2,670 sqm is office and social space and 5,100 sqm is mezzanine space. The premises will also include 262 car parking spaces.
The concept for the Panattoni Park Voerde is characterised by a high degree of third-party usability, energy and sustainability standards, and a multifunctional building layout. Acquiring certification according to the DGNB Gold Standard (German Sustainable Building Council) for the buildings is the aim. The outdoor facilities are to be integrated into the overall complex with an appealing design.
This is what Fred-Markus Bohne had to say about the project: "The site and our modern logistics park are ideally suited for logistics uses in the Ruhr region and beyond. The high population density, the large number of companies from different industries and the multimodal transport connections as well as our modern, high-quality concept make the park very attractive. We are pleased to be able to offer MT Systems the space it needs to expand."
Panattoni had already started the demolition of the existing buildings and the preparation of the site last year. The demolition company ensured that rubble from the demolition was recycled. Construction work is set to begin in April 2021. Completion of the logistics park is scheduled for November 2021.
Colliers and Realogis have been commissioned to market Panattoni Park Voerde. The leaseholder MT Deutschland was referred by Bülent Alemdag, Realogis.
