Panattoni, the leading project developer for industrial and logistics properties in Europe, and the logistics service provider, Dachser, celebrated the groundbreaking for another distribution centre in Rottenburg am Neckar, Baden-Wuerttemberg on 09 Februrary 2023. In addition to representatives from Dachser and Panattoni, including the parties involved in the project, the Mayor of the City of Rottenburg also took part in the festivities.
The tailor-made, build-to-suit (BTS) property is now the eighth development Panattoni has realised in cooperation with Dachser, a family-owned, logistics service provider seated in Kempten, Bavaria that is internationally active and offers its customers transport logistics, warehousing and customised services in the road logistics and air & sea logistics segments. At the Rottenburg site, the logistics service provider is implementing an additional distribution centre to store a wide variety of customer-specific products.
In Rottenburg, Dachser is moving into around 13,000 m² of usable space distributed across 11,306 m² of hall space and 1,542 m² of office and social spaces. To be able to store refrigerated foodstuffs, a unit for refrigeration down to 12 to 14 degrees Celsius will be pre-installed. The effective height of the halls is 12 m (to bottom of girders). 64 passenger vehicle parking spaces and approximately 70 parking spaces for loading containers and lorries are available to the user on the grounds outside.
“With the expansion of our branch to include the additional warehouse, we are addressing the high demand from the local economy for storage space and associated services as well as highly integrated distribution in Germany and Europe. This allows us to offer our existing customers in the region an extended range of services and be a strategically important and future-oriented partner for new customers. With Panattoni, we have a development partner who knows and precisely meets Dachser’s requirements,” Marco Geiger, Branch Manager of Dachser in Rottenburg, says about the groundbreaking.
The new distribution centre will be built on a 30,000 m² plot adjacent to the Dachser branch in Rottenburg and is directly connected to the A81 federal motorway and the B28 state highway. To relieve the burden on public roads, the construction of a connecting road between the existing property and the new facility is planned.
Stephan Neher, Mayor of the City of Rottenburg am Neckar, explains, “Rottenburg is an ideal business location due to its excellent location and infrastructure. Located in the centre of Baden-Wuerttemberg, the city guarantees short travel distances, regionally and interregionally. Due to the immediate proximity to the University of Tübingen, the local area offers a large population of highly-qualified specialists. Dachser has recognised the potential of our region and is expanding its branch location with the help of the developer, Panattoni, to include a new facility.”
To pursue the objective of resource-conserving and sustainable development, Panattoni aims to obtain the DGNB Gold certification. To this end, the developer plans to install a photovoltaic system on the hall roof. To also contribute toward the energy revolution, several electric passenger vehicle and lorry charging stations will be erected on the property.
“Since we had already developed projects for the company, Bergfreunde, in Rottenburg in 2016 and 202, we were able to secure another plot for Dachser, our partner of many years, in the highly popular business location. With the groundbreaking today, we have reached an important milestone in the realisation of the new distribution centre. We would like to thank Dachser and the City of Rottenburg for yet another great project collaboration,” says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria.
The developer plans to complete the project at the end of April 2023.
