Industrial and logistics quarter FUSION COLOGNE brings Panattoni on board for the first construction segment

Innovative, multi-level campus from Panattoni is being built in Cologne

Panattoni, the leading project developer for industrial and logistics properties in Europe, will be the first developer, with a unique property concept, in the highly modern tri-modal industrial and logistics quarter FUSION COLOGNE.

 

The Panattoni Campus Cologne, once built, will unite the commercial, light industrial and logistics park asset classes on two floors. To this end, Germany’s most active developer will build on a Brownfield site measuring approximately 57,900 m2 on the FUSION COLOGNE plot. The visionary project from the HGK Group will contribute toward the future-proof development of the harbour districts in the Cologne-Niehl city district.

 

Starting in 2026, companies from the logistics, industry, production and commercial sectors will move in to the multi-level property built by Panattoni on 45,000 m² of usable space. The spaces can be let flexibly. In cooperation with FUSION COLOGNE, Panattoni is also focusing on sustainable development. A local heating connection will provide low-CO2 heat as it uses the waste heat from a nearby waste sorting facility. In addition, greenery will be planted on forty percent of the facade surfaces and photovoltaic systems will be installed on the roofs for fossil-free energy generation and particularly high-quality recreational areas will be created for the companies’ staff members.

 

The Panattoni Campus Cologne is part of the integrated production and logistics quarter FUSION COLOGNE which measures approximately 550,000 m². At this future site, interdisciplinary networking is promoted and bundled. The companies will not only benefit from the sustainable technological equipment in the quarter, but also from the skills of the other local companies.

 

At the same time, the location of FUSION COLOGNE in the northern part of Cologne offers the best conditions for optimizing transport routes and transshipment processes in a manner that conserves resources. In the centre of Germany’s third-largest industrial regions, the site is connected to all of the goods transport routes: The Rhine Harbours Niehl 1 and 2 and the motorway junction in the northern part of Cologne are also right outside the front door as is a high-performance transshipment terminal for railway transport. This allows for a tri-modal, resilient steering of the growing flows of goods that is as environmentally-friendly as possible.

FUSION COLOGNE is the largest contiguous industrial development area within Cologne city limits. With the project, the owner, Häfen und Güterverkehr Köln AG (HGK), is strengthening the nearby Niehler Harbour as one of the most important logistics hubs in North-Rhine Westphalia and for the metropolitan city of Cologne. According to the ‘Kölner Perspektiven 2030+’ (Cologne Perspectives 2030+), an innovative and sustainable industrial and logistics quarter will be built here. With the objective of using space highly efficiently, the concept provides for multiple floors, including in logistics, production and commercial spaces. The sustainability goals include forgoing the use of fossil fuels to the greatest possible. This pertains to mobility as well which, in the private sector, are increasingly utilising electric buses, electric bicycles and electric scooters as well as the tri-modal development in the goods transport segment. First preparatory construction measures will start in summer 2023.
