Panattoni once again develops for the Noerpel Group

• Build-to-suit logistics centre with 13,447 m² total floor space being built in Singen, Baden-Wuerttemberg
• Panattoni is revitalising an old 29,000 m² site with a sustainable building layout
• Completion is scheduled for Summer 2022

Panattoni, the leading project developer for industrial and logistics real estate in Europe, is developing another logistics centre for the Noerpel Group, an internationally operating transport and logistics provider headquartered in Ulm, Germany, with 16 other shipping and logistics facilities in Germany and Switzerland. The build-to-suit facility in Singen, Baden-Wuerttemberg, will be the fourth development project Panattoni has taken on for the Noerpel Group. The other projects, with a total volume of around 95,000 m², were developed in Elsdorf, Odelzhausen and Heidenheim.

The new building is being constructed on a conversion plot measuring approx. 30,000 m² with a total floor space of approx. 13,500 m², which includes roughly 12,000 m² of hall space, 500 m² of office and social space, and roughly 2,300 m² of mezzanine storage space. The mezzanines boast a load capacity of 1.5t/m² and are 30 m deep for optimal utilisation of space. The building height is 12.20 m (to bottom of girders). C.E. Noerpel will use the new logistics centre to expand its logistics and value-added services for a long-standing client that manufactures packaging materials for food, healthcare and personal care products, among other things, in Europe.

Panattoni is aiming for Gold certification from the DGNB (German Sustainable Building Council) for its construction efforts. With this in mind, Panattoni is fitting 75% of the roof surfaces with solar panels and the remaining 25% will be given over to plants. This roof greening can help make an important contribution to climate protection by binding CO2 from the air and acting as a natural form of air-conditioning. Moreover, the developer is creating a wildlife area measuring 4,500 m² as compensation within the scope of conservation measures.

But to achieve this, among other things, a new development plan had to be drawn up for the construction of a modern logistics hall that would not only meet the customer’s needs but also take environmental aspects into account, such as the use of solar power and the greening of additional roof spaces. Panattoni have shown themselves to be a professional negotiating partner and brought the required foresight to the table at an early stage,” explains Thomas Mügge, Head of the Building Department for the City of Singen.

Panattoni started construction work in August 2021, and completion is scheduled for Summer 2022.
