Panattoni, the most active industrial developer in the world, had developed 21,700 sqm in Zgierz for Regesta. The logistics operator is to start using around 16,000 sqm already this year, after which it is planning to expand by a further 5,670 sqm in the first half of 2024. Consultancy Newmark Polska represented the tenant during the negotiations.
In the second quarter of this year, Regesta leased 36,000 sqm in Panattoni’s parks in Gdańsk as well as 33,000 sqm in Ruda Śląska. The two companies’ ongoing partnership as well as the developer’s experience in Central Poland has now resulted in another contract – eventually, Regesta is to occupy 21,700 sqm in Panattoni Park Zgierz.
“We continue to pursue our development plan for Poland. After our successes in the north and south of the country, we also took the decision to start up our activities in Poland’s central region. This opens up new opportunities for us and connects up our operations in Silesia, the TriCity and Krajków,” says Marcin Szostak, the Operations Director at REGESTA S.A. “Our clients appreciate the dynamism of our operations and we respond to their needs. A warehouse in Central Poland will make an ideal transit hub as well as give us additional packing space in the high season. As a result, we are taking another giant step in developing our contract logistics services, which is important for the growth of the entire group. We have already planned to use almost the entire capacity of the Zgierz warehouse for this year, so in the second quarter of 2024, we are going to increase the size of our lease by almost another 6,000 sqm within the same building,” he adds.

The location less than 3 km from the A2 motorway, a key section of the pan-European highway, provides the tenants of Panattoni Park Zgierz with a competitive advantage. We are pleased that Regesta is to make use of the huge potential of the park, as it is a client of great importance to us with whom our work in Poland is rapidly expanding,” comments Jakub Kaczorek, the Leasing Manager at Panattoni.
As a result of the leases signed this year, Regesta has already doubled its warehouse space in Panattoni’s centres in Poland and the area leased in Zgierz will increase this by many more percentage points.
“We are proud to by accompanying REGESTA S.A. in such a courageous strategy. Each stage is a huge challenge so we choose the most flexible partners who, for example, are able to provide an additional storage area where less delicate goods can be kept under shelter,” says Janusz Dudek, a Senior Advisor at Newmark Polska. Just this year, REGESTA has leased a combined area of around 108,000 sqm and this is not the end of the company’s expansion.
“In the 18 years of its operations in Europe, Poland has helped many logistics operators grow, allowing them to take on leading positions in their regions and even across the entire continent. We hope that this additional modern industrial space will allow Regesta to strengthen its position on the market,” adds Jakub Kaczorek.
Panattoni Park Zgierz, with an eventual build-out area of over 100,000 sqm is located around a 1.5-hour drive from Warsaw and is just 40 minutes from Łódź. Furthermore, it takes just under three hours to drive to the border with the Czech Republic and just over 4.5 hours to reach Berlin. The project is being developed to high ecological standards as confirmed by a BREEAM Excellent certification rating. The developer has also ensured the creation of green spaces around the buildings and provided access to electric vehicle charging stations.
All around the Łódź area and not just Łódź. By diversifying its locations, Panattoni has already been able to deliver around 2.25 mln sqm across the Łódź area. The developer has not just concentrated in the towns and villages surrounding the city, but has gone further afield to open up new areas that are also desirable to tenants such as Koluszki and Zgierz – where Regesta has now leased space. The developer is developing two industrial parks there with a combined area of around a quarter of a million sqm. “Due to the rising position of Poland at a time when Europe is re-industrialising and the potential of the e-commerce sector, one of the key tasks for developers now is to create huge resources of modern industrial space in the centre of the country next to the main arterial roads. This is why it is only a question of time before the next 100,000 sqm is delivered in the Łódź region,” argues Jakub Kaczorek.
