Panattoni BTS has completed the construction of a bespoke BTO factory for Danfoss in Tuchom. The facility, with a floor area of approximately 22,500 sqm, was designed and built in accordance with the client’s production process and internal logistics requirements. The plant will commence production of heat exchangers.
Danfoss, a global manufacturer of solutions for the energy, HVAC and industrial automation sectors, has been operating in Tuchom for over a decade, where it manufactures heat exchangers used in heating, cooling, ventilation and domestic hot water systems. Production will now be transferred to the new facility, which is better suited to the company’s current technological, operational and logistical needs.
“BTS-type investments and their specific form – BTO – require close cooperation with the client and precise tailoring of the facility to the specific nature of the business. In the case of Danfoss, the project evolved during construction, and the functional layout of the facility was adapted to the production and logistics requirements, which were refined as work progressed. This made it possible to deliver a fully optimised space that meets the company’s current and future operational needs,” says Maciej Zawada, Head of Business Development at Panattoni BTS.
The facility in Tuchom serves as an integrated production and logistics centre, combining manufacturing, warehousing and distribution processes. Thanks to the technical solutions implemented, it enables the company to serve European markets on a B2B basis, ensuring operational flexibility and the potential for further process optimisation as Danfoss expands its operations in the region. Around 500 people will work at the new facility, with production scheduled to begin in early June.

The project comprises a production and warehousing area, as well as a staff and office area covering 3,500 sqm and a showroom enabling Danfoss to showcase its solutions to customers and business partners. The space is directly connected to the production area, allowing finished components to be transported to the exhibition area located in the office building for the demonstration of equipment.
The facility has been equipped with a range of technical solutions tailored to the specific nature of the processes carried out by Danfoss. One of the key elements of the infrastructure is a 40-tonne overhead crane, designed to operate beyond the building’s perimeter, facilitating the handling and transport of large-scale components. The facility has also been fitted with systems for the distribution of industrial gases, including oxygen, acetylene, argon, helium and specialised mixtures.
Energy-efficient heat pumps are responsible for heating, cooling and ventilation, whilst the gas-fired boiler room, fitted with two low-temperature boilers, serves solely as an emergency heat source. The facility also features advanced safety systems and ergonomic solutions designed to enhance comfort and safety in the workplace.
Strategic partnership. The project in Tuchom marks a continuation of the partnership between Panattoni BTS and Danfoss. In 2022, the developer delivered a state-of-the-art factory to the company in Grodzisk Mazowiecki – Danfoss’s first low-carbon production facility worldwide.
