BTS for General Electric

Panattoni's investment in Bielsko-Biała is a strategic project for General Electric of global importance. It focuses on the development of new products and the production of equipment and parts for the energy industry. The production process has been transferred from 4 smaller facilities to one world-class factory. It hosts the assembly, production, storage and testing of finished solutions, significantly streamlining the process of delivering products to the market. 

The production and warehouse hall is located in Bielsko-Biała in the immediate vicinity of the E75 road, leading south-west to Cieszyn and north to Gdańsk.

Obiekt został podzielony na trzy zasadnicze części: produkcyjno – magazynową, biurowo – socjalną oraz techniczną (m.in. zwarciownia wysokich napięć). Powierzchnie produkcyjno-magazynowe i techniczne zajmują 38 435m², a biurowo-socjalne: 8 346m².

The facility has been divided into three main parts: production and warehouse, office and social space and technical space (including a high voltage short-circuit station). The production and storage and technical areas span 38,435m2, and the office and social areas: 8 346m2.

The specialised design for the arrangement of the whole main office and staff building was commissioned to the UK architectural firm TP Bennett. Non-standard solutions and materials of superior quality were used for the fit-out of the office building. The office building has an independent air-conditioning system with zone-based temperature control.

The investment has been adapted to the tenant's needs in many aspects. Within Panattoni Europe, a specialised BTS (build-to-suit) team is responsible for the realisation of tailor-made facilities. As part of the project for General Electric, we delivered, among other things:

• Specialist solutions for the electrical branch, including e.g.:
• Standard systems using copper wires, including but not limited to the delivery and installation of busbars on the shop floor,
• Delivery and installation of 3 x 2400 kVA transformers for process purposes + 1 transformer for the building purposes, including the relevant adaptation of the power distribution into individual process circuits, including making an independent infrastructure in the short-circuit testing station,
• Standard industrial flooring made from anti-static epoxy resin,
• Short-circuit testing building adapted to high-voltage tests,
• Independent building for precious metal storage,
• Industrial shed lit with daylight in the amount of 12.5% of the floor area,
• Structural system adapted to the overhead crane installation, reinforced due to process systems and specific requirements of the tenant, including those relating to the FM Global certification,
• Specialist rooms, including: Quality / Metrology lab, Training Center / Show room, Compressor room, High Tech Server room and Chemical storage,
• BMS monitoring individual building systems on an ongoing basis,
• Manufacturing shed ventilation system with recuperative heat exchange, including recovery from the tenant’s processes taking place in the manufacturing part,
• Underfloor process sewer system,
• Process water system, including supply of the machine room equipment,
• Compressed air system, including supply of the compressor room equipment,
• LED lighting for the entire facility,
• Sprinkler system, including pumping station and fire-fighting water storage tank, and also insulating materials e.g. for the roof, following FM Global standard, including obtaining an engineering letter (FM Global certificate),
• Extra low voltage systems: Security and CCTV, IT equipment, Audio Visual, Master Key / Access Control.
