BTS factory for Maxcess

The new factory, with an area of over 13,000 m², is an important link in the global production network of our client, which has around 30 factories around the world, primarily in the US. With the new location, Maxcess can serve the European market even more efficiently, while increasing its contribution to the local economy and community.

The project was delivered in a Built-to-Suit (BTS) format, meaning that it was tailored to Maxcess' specific needs. The new plant has enabled the relocation of the existing factory, increased capacity to develop new products and services and a planned doubling of employment, which will significantly support the local labour market. The factory will potentially employ up to 350 people.

This unique project has provided us with much satisfaction from the very beginning. The purchase of a plot of land in a public tender from KOWR (National Agricultural Support Centre) and the consolidation of plots to improve development conditions were the first steps in realising this ambitious project.

The next challenge was to relocate the three factories to the new plant and provide the best working conditions for the more than 40 production machines there. The selection of optimum solutions, the planning of the process line and interdepartmental coordination were key to achieving the desired goals. The new facility is equipped with advanced technological solutions, including overhead cranes, rails, compressed air piping, process water installation and gas distribution systems, ensuring the optimisation of production processes.

The Łubowo plant plays a key role in Maxcess' sustainable development strategy. The facility will be BREEAM-certified at the Excellent level, confirming its high environmental standard. Numerous solutions have been applied to reduce energy and water consumption, such as large glass panes, skylights and the installation of low and medium voltage. Panattoni also arranged for green, biodiverse areas around the plant.

During the course of the project, Panattoni and the general contractor, Dekpol Budownictwo, actively supported the neighbouring community, e.g. by renovating a building for a homeless animal shelter in Gniezno.
