One year after the start of the development of an ultra-modern logistics distribution center of 70,000 m2, Panattoni Netherlands, part of Panattoni Europe, has acquired a second location in Heerlen.
The second development location is an operational industrial building located at Beitel 15 and opposite the project that is already under construction at Beitel 80. Panattoni has made this purchase in the context of its long-term vision. The current buildings will remain in use by various tenants for some time to come. Later on, Panattoni will proceed with the demolition and redevelopment. It is the first time that Panattoni is making an acquisition of a long term running operation in the Netherlands and with that Panattoni adds a new discipline to its Dutch track record.
The future distribution center has a very strategic location within the South Limburg region and the German and Belgian hinterland. Major cities such as Liège, Düsseldorf, Aachen and Cologne are within a 30-50 minute drive. This strategic location means that a large demographic group of approximately 4.5 million inhabitants lives and works in the vicinity of the distribution center. That is why Heerlen and its surroundings are high (no. 8) in the ranking of logistics hotspots in the Netherlands
The business park is accessible via various multimodal routes. By road, the location is ideal with connections to the A76 and A2 and with a connection to public transport in the immediate vicinity. The airports of Maastricht, Liège, Düsseldorf and Cologne are within an hour's drive. With 2.5 million tons of transshipment per year, the Container Terminal Stein is one of the largest inland ports in the Netherlands and is located 28 kilometers away.
Jeroen Gerritsen, General Manager Panattoni Netherlands: “We are proud that we can realize this new distribution center at this strategic and central location. It is a perfect addition to the project that we started in 2021 at Beitel 80. This second purchase is important for Panattoni because there is limited availability of land for the development of a distribution center in this region of Limburg. This will be our fourth project in Limburg, after our projects in Wessem and Roermond. Heerlen's position as an international distribution hub to the hinterland in Germany and Belgium has now been established. From the perspective of future employees, the cities in the Heerlen-Kerkrade-Maastricht-Sittard ring also offer great opportunities for Panattoni to create employment in the region.”
