Panattoni, the leading project developer of industrial and logistics properties in Europe, has secured full occupancy of Panattoni Park Berlin South in Rangsdorf, Brandenburg, Germany. With five halls, 13 units and a total floor space of 130,000 m2, it is the largest Panattoni Park constructed in Germany to date. In addition to existing users, Mounting Systems GmbH, a German manufacturer of photovoltaic mounting systems, will occupy Hall 4, and DHL Supply Chain, the Deutsche Post DHL Group division specialising in contract logistics, will occupy Hall 5. This means that Panattoni Park Berlin South is fully leased six months before completion of the final construction phase in spring 2023 (March/April).
Mounting Systems is moving into a total usable space of 29,062 m2, consisting of 25,608 m2 of hall space, 2,176 m2 of office space and 1,279 m2 of mezzanine space. There will also be 84 parking spaces in the outside area. The company will use the new space for the production and storage of substructures of PV systems, among other things.
“With our move into Panattoni Park Berlin South, we have found the right solution for the expansion of our existing location in Rangsdorf, and are thus laying the foundation for further growth in the future-oriented solar energy sector in a region that is not only excellent in economic terms, but which also has the appropriate infrastructure and connections,” said Jan Uhsemann, Director of Operations at Mounting Systems.
DHL Supply Chain will use the leased space of 16,580 m2 to handle and process logistics services, including goods handling and distribution. This will be divided into 14,518 m2 of hall space, 1,215 m2 of office space, and 847 m2 of mezzanine space. An additional 22 parking spaces will be developed outside.
“We are very pleased to have benefited from Panattoni's quick turnaround of our needs and requirements at the Panattoni Park. It only took a few weeks before we could sign the lease. We would like to thank Panattoni for the cooperation based on partnership and we are already looking forward to moving into the space as soon as possible,” said Andreas Czekalla, Commercial Manager at Deutsche Post DHL Real Estate Deutschland GmbH.
The Panattoni Park Berlin South has an outstanding location in the economic region of Berlin-Brandenburg with immediate proximity to the B96 federal road and the southern Berlin A10 orbital motorway. In addition, the location provides quick access to the A2, A9 and A24 federal autobahns, and Berlin-Schönefeld airport is also just a stone’s throw away. In addition to Mounting Systems and DHL Supply Chain, other companies that have moved into the premises include Hive Logistics GmbH, a provider of logistics services and warehouse software for online retailers, GEFCO Deutschland GmbH, an international provider of global logistics and transport solutions, and Schnellecke Logistics Wolfsburg GmbH.
Panattoni has been developing the project, which is certified according to the DGNB Gold Standard (German Sustainable Building Council), on a site area of 28 hectares continuously since 2017 in close coordination with the owner. It was also involved in the planning permission process. For this, intensive cooperation with the municipality of Rangsdorf was at the heart of the project. During the development period, which has now lasted about 4 ½ years, the company not only encountered various challenges, such as conducting archaeological excavations, but also carried out extensive measures in terms of infrastructure, traffic, and environmental and species protection issues. This mainly included renaturing parks and reconfiguring a 3,000 m2 estate park close to the local primary school. Panattoni also rehoused a local species of lizard and fitted larch windows. In addition, the developer supported the co-expansion of the local industrial area with the B96 intersection expansion. This has allowed the municipality to create a pull effect on attracting more small businesses and commercial enterprises from the region, further strengthening the local economy.
“The development of Panattoni Park Berlin South is an outstanding project in several respects, starting with its unique and advantageous location, the scale of the building, and the accompanying measures in the areas of sustainability and infrastructure. After a development period of around four and a half years, we are able to look back with pride on a successful property development project with intensive and successful cooperation with our municipal partners. We are therefore all the more pleased to be able to lease the remaining Halls 4 and 5 to two exciting tenants. We would like to extend a warm welcome to Mounting Systems and DHL Supply Chain on their move to Panattoni Park and thank all project participants for their cooperation,” said Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria.
Norddeutsche Immobiliengesellschaft NIG brokered the deal for Mounting Systems, whereas the consulting firm Colliers acted as broker for DHL.
