Strong foundation for international supply chains: Panattoni develops industrial and logistics park near Karlsruhe

Between Karlsruhe, Rastatt and the French border, Central Baden-Wuerttemberg is a dynamic economic region. In the middle of this region, Panattoni plans to develop the Panattoni Park Karlsruhe Süd II: a modern, sustainable and flexibly divisible industrial property with a toral surface area of around 33,200 m², the completion of which is slated for the third quarter of 2027.

With the Panattoni Park Karlsruhe Süd II, the industrial and logistics property developer will set a clear sign regarding the increasing significance of Central Baden-Wuerttemberg in the international logistics centre with the planned start of construction in the third quarter of 2026. The location in the heart of Europe, only a few minutes away from the French border and in the immediate vicinity of the A5 federal motorway creates ideal conditions for companies that require fast routes to major German cities, efficient connections to Western Europe and strong integration into global supply chains. Four flexibly divisible units between 4,000 and 10,500 m² offer a wide variety of options for use for the light industrial, eCommerce, automotive, pharmaceuticals, food or contract-based logistics sectors. This strategic position is additionally supported by the tram connection directly at the site which makes reaching the site easier for employees.

Modern industrial property with a focus on sustainability

Panattoni is developing the modern logistics park on a site measuring around 51,300 m² in the “Schleifweg III” industrial district. It is comprised of around 28,960 m² of logistics space, 1,440 m² of office space and 2,820 m² of mezzanine space and 84 passenger vehicle and two lorry parking spaces. With a WGK [Water Protection Class] III foil, a clearance height of 12.2 metres and comprehensive noise protection measures, the new site also meets central technical requirements for numerous sectors.

The development follows a holistic sustainability approach. Fossil fuel-free heating using heat pumps, smart metering, natural design of the exterior grounds and measures to promote biodiversity like wildflower meadows and options for birds to incubate their eggs and nest are planned. Rainwater will be used in the future to irrigate the naturally designed exterior grounds, a modern eMobility infrastructure will also be installed and a well-being area for employees will increase the quality-of-life at the site. Panattoni will have the project certified in accordance with the criteria set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen  e.V. [German Association for Sustainable Construction] and is plans to obtain the DGNB gold certificate.

Strong municipalities for more regional value creation

The constructive conversations with the Municipality of Muggensturm and the competent building authority played a significant role in driving the project forward. The municipality sees the development in a positive light. Johannes Kopp, Mayor of Muggensturm, explains, “We see the project as a huge opportunity for our site. It was important to us that ecological aspects, noise protection and regional value creation be considered holistically. That is exactly what is happening here. We are pleased that the Panattoni Park Karlsruhe Süd II will be a part of our economic landscape in the future.”

The economic development of the municipality also highlights the significance of the project. “The proximity to Karlsruhe, Rastatt and Baden-Baden make Muggensturm increasingly attractive to technogically-driven and logistics-related sectors. The new logistics park supports this trend and sends clear signals regarding modern, sustainable site development,” says Claus Gerstner, Director of the Department of Urban Development Planning and Economic Development.
