Seamless transition: Panattoni develops site after closure of plastics manufacturing facility

A new Panattoni Park will be built in Friedewald in East Hessen in the coming year. The property, in the immediate vicinity of the A4 federal motorway, is currently being used by a plastics manufacturing company that will be closing its plant at the end of the year. With the development of the Brownfield, Panattoni has successfully achieved a seamless transition to a new use of the commercial site.

The 41,000 m² property is located in an industrial district in Friedewald near Bad Hersfeld. Around 30 years ago, it was acquired by a plastics manufacturer that has since used a portion of the site as a satellite location. The facility in Friedewald will be closed at the end of 2023.

The project developer, Panattoni, acquired the property and plans to redevelop the site. The plans provide for a contiguous building, divided into two units. The total rented space will be 23,600 m², of which 21,300 m² are hall space, 900 m² of which will be available as office and social spaces, with an additional 1,400 m² of mezzanine storage space.

The new Panattoni Park Friedewald is slated to meet at least the DGNB gold standard. In the context of sustainable and environmentally-friendly construction methods, Panattoni plans to install a photovoltaics system on the roof, implement the use of rainwater, plant a wildflower meadow and build nesting boxes for birds. Rooftop greenery will be planted on the central sprinkler system building, and on the smoker and bicycle shelters. The building will also blend in with the environment due to its appealing façade.

The Municipality of Friedewald welcomes Panattoni's plans to revitalise the property. The community is thrilled about the new impulses it will bring to the industrial district: “The project has our full support,” says Mayor Julian Kempka. “We have been in close contact with the developer, Panattoni, from the onset. The collaboration has been exemplary and is running smoothly.”

Fred-Markus Bohne, Managing Partner for Panattoni Germany and Austria states, “In the eastern region of Bad Hersfeld, we see very high potential for renowned companies to establish themselves in the coming years. This concise decision for this site is the impetus for us developing a Panattoni Park in Friedewald and, in the same process, in Herleshausen, 38 km away.”  

The start construction for the Panattoni Park Friedewald is scheduled to start in the second quarter of 2024. The completion is slated for the start of 2025. The property was brokered by the Frankfurt-based real estate broker, NAI Apollo which, in cooperation with the consulting firm, Immolox, will also handle finding tenants.
