Panattoni to realise first City Dock in Baden-Württemberg

Panattoni, the leading project developer for industry and logistics real estate in Europe, is to develop a City Dock in Leonberg-Höfingen in Baden-Württemberg. This development will be the fifth to create an innovative business park based on the “City Dock” concept. Three such projects have been launched in Berlin, with a fourth underway in Essen. Following its City Dock concept, Panattoni is creating commercial spaces that allow for flexible use and modular expansion, situated at predefined locations.

Panattoni, the leading project developer for industry and logistics real estate in Europe, is to develop a City Dock in Leonberg-Höfingen in Baden-Württemberg. This development will be the fifth to create an innovative business park based on the “City Dock” concept. Three such projects have been launched in Berlin, with a fourth underway in Essen. Following its City Dock concept, Panattoni is creating commercial spaces that allow for flexible use and modular expansion, situated at predefined locations.

Panattoni is erecting a total of four independently rentable commercial units, with office space accounting for around 10% to 15% of the facilities on the roughly 15,040m² site. The developer will create approx. 8,750m² of warehouse and production space, approx. 1,160m² of office space, approx. 1,160m² of flexible space and a total of 51 parking spaces. The premises will have a hall height of 8.20m. The flexible space beneath the offices can be used as production, exhibition or social space depending on future tenants’ specific needs. What sets the business park apart is its ability to meet the needs of all manner different tenants. It offers individually adaptable spaces for skilled crafts and trades, manufacturing businesses, multi-channel retailers, service companies, logistics firms and parcel service providers. The City Dock in Leonberg is just 20 minutes’ drive from Stuttgart, a key location for business. It benefits from direct connections to the A8 and A81 motorways and a station on the Stuttgart S-Bahn network.

As part of this development, Panattoni is once again focused on revitalising a brownfield site and will undertake all demolition work for a sawtooth-roof hall. Numerous surveys have already been carried out in the area, along with soil-remediation and groundwater-remediation measures, thus eliminating the risk of ground contamination and leaching. As part of its commitment to sustainable project development, Panattoni is targeting Gold certification from the German Sustainable Building Council (DGNB). In addition, Panattoni will create a green roof for improved insulation and to reduce air pollutants and CO2 emissions.

“We are delighted to be building our first City Dock in the Stuttgart area. By reactivating this brownfield site in such an enviable location, we are adding urgently needed commercial and logistics space to a key business location. The local economy and the municipality will benefit in equal measure,” said Fred-Markus Bohne, Managing Partner at Panattoni. “Particularly worthy of mention is the solution-oriented collaboration with representatives of the municipality and the administrative district of Böblingen throughout the planning process.”

Panattoni will begin work to demolish the existing building in May 2021. The developer expects to complete the project in mid-2022. Real estate broker Colliers Stuttgart acted as an intermediary. The developer completed its first City Dock project in December 2020 in Berlin.
