Panattoni, the leading project developer for industrial and logistics properties in Europe, announces the purchase of an area in Könnern, Saxony-Anhalt. In the Salzlandkreis, the company plans to develop a site with four modern, pioneering commercial lots characterised by a high degree of flexibility and third-party usability. At approx. 159,000 m2 of surface area, the project represents one of the largest developments in the region.
The new Panattoni Park Halle (Saale) Nord will be built on a total property surface at the A 14 area of 322,406 m2, divided into one lot to the north of the L144 highway with 189,790 m2 one lot to the south of the L144 highway with 132,616 m2. In the future, four halls with 17 units that offer surface areas of 6,000 m2 to 9,600 m2 will be available to potential users in the future. The total usable surface area of the new structure is around 159,000 m2, of which approx. 142,153 m2 are hall space, 7,480 m2 are office space and 9,200 m2 are mezzanine space The height of the building is 10 m to bottom of girders in the northern part and 12 to bottom of girders in the bottom part of the plot. While the soil in the northern part can bear a load of 5 t/m2, the ground in the southern part is designed to bear a load of 7 t/m2. In addition, the Panattoni Park will be equipped with 136 loading gates and 17 level access gates. The plans provide for 38 lorry and 540 passenger vehicle parking spaces in the outdoor areas.
With the modern lots, Panattoni is primarily addressing companies from the automotive, storage, eCommerce and trade segments. Individual requirements can still be taken into account. The site of the new structure, north of Halle (Saale) in the logistics region of Magdeburg and Leipzig, is characterised by its excellent connection to the A14 motorway. The motorway access ramp can be reached within a minute and the drive to Halle (Saale) is approx. 30 kilometres and approx. 64 kilometres to Magdeburg. Due to a nearby train station only 1.5 kilometres away, the site is also very well connected to the public transit system in the direction of Halle (Saale), Leipzig and Magdeburg.
While developing the project Panattoni is placing great value on the aspect of sustainability and is aiming to obtain at least a certification according to the DGNB gold standard. To this end, the developer is planning a comprehensive package of measures covering ecology and sociological aspects. In addition to the installation of a photovoltaic system and the installation of a smart meeting system, the plan includes a heat pump so the lot can also be heated without fossil fuels and the use of rainwater and to flush toilers and water the exterior installations. Well-being areas will be built for future workers as well as charging stations to expand eMobility. Panattoni also plans to design the exterior areas a naturally as possible, with wildflower meadows and beehives.

The construction of the Panattoni Park with an investment volume in the lower three-digit million euro range will be executed in phases. The start of construction for the first phase, with halls 3 and 4 on the southern part of the property, is slated for autumn 2023. The completion and transfer are scheduled for October 2024.
The construction work for the second phase, with halls 1 and 2 to the north of the L144 highway, is slated to start in spring 2024. The completion and transfer of the entire park is slated for mid-2025.
