Panattoni Park Köln II: Start of construction for the only industrial project in Cologne with spaces currently to let

Available industrial spaces are rare in Cologne, but there is good news now for regional companies: Construction of Panattoni Park Köln II on the former Ford factory grounds has started. In a central location near the city centre, Panattoni, Germany’s largest developer of logistics, industrial and commercial properties, is constructing an approx. 35,000 m² modern logistics site. Completion is slated for July 2026; marketing has already started.

Panattoni Park Köln II offers companies ideal conditions for conducting successful business in the Niehl district of Cologne. The approximately 62,000 m² property is only a few minutes from the A1 federal motorway and offers short transport routes to the A3, A4, A57 and A59 federal motorways. Sustainable sites for customised requirements

Panattoni Park Köln II consists of two buildings with modern exterior façades designed to integrate well into the industrial surroundings. It offers six divisible units each measuring approx. 5,000 m² to 6,000 m². The offer is complemented by approximately 3,000 m² of office and social spaces as well as approximately 2,400 m² of mezzanine space. These flexible sizes allow for the fulfilment of requirements of companies from a wide range of sectors.

In addition to the attractive location, the property also stands out by meeting the highest ecological standards: Panattoni Park Köln II will be built in a particularly sustainable manner on the revitalised brownfield on the former grounds of the Ford factory. That is why Panattoni will aim to have the project certified in accordance with the criteria set forth by the Deutsche Gesellschaft für Nachhaltiges Bauen [German Association for Sustainable Construction e.V. and is plans to obtain the DGNB platinum certificate. The comprehensive sustainability measures include, among other things, a photovoltaics system, greenery on the roofs of the sprinkler system building and bicycle shelters and the use of rainwater. To protect biodiversity, 180 trees will be planted on the grounds and grassy areas will be designed as flower meadows. In addition, recreational areas will contribute towards the well-being of future employees when spending time on the exterior grounds.

New prospects for Cologne’s economy: marketing has started
