Panattoni Europe to Develop a Project for SCHMALZ+SCHÖN near Stuttgart

Logistics real estate developer and investor Panattoni Europe has been contracted to develop a complex logistics project for SCHMALZ + SCHÖN in Waiblingen near Stuttgart. With the extensive refurbishment of the existing two-storey building and construction of two additional new halls Panattoni Europe will create approx. 25,000 square metres of space for the logistics group. Construction will begin in March of next year by which time the old buildings will have been pulled down. Completion is scheduled for the end of September 2017.  

SCHMALZ+SCHÖN Logistics GmbH, whose main office is in Fellbach near Stuttgart, will be the long-term tenant. The existing building will remain in use during the refurbishment and building phase. “This development is an especially complex task involving the demolition and refurbishment of a building while it is still being used and at the same time the construction of two extensively equipped new halls. The result will be a modern new facility providing maximum flexibility for top-quality logistics solutions,” explains Fred-Markus Bohne, managing partner of Panattoni Europe. With this expansion of its capacities, SCHMALZ+SCHÖN is planning to increase its logistics activities and lay the foundation for further growth. Johannes Weyland, managing director of SCHMALZ+SCHÖN Logistics GmbH, reports, “We are very pleased with the new, enlarged facility, its equipment and logistics potential. It will enable us to strategically enhance our business in this location and consolidate our competitive position.”  

With this project Panattoni Europe is starting a brownfield development in a region which is used very intensively by logistics companies. Most of the building that until now has been used for logistics purposes will be replaced by two new halls with a total area of approx. 15,000 square metres, while the existing two-storey building with a total area of more than 10,000 square metres will be refurbished. The new halls will have a total mezzanine area of 2,900 square metres. In addition, the facility will have a crane system with a load capacity of up to 34 tons which provides optimal conditions for heavy goods logistics – one of the fields of activity of SCHMALZ+SCHÖN. In keeping with Panattoni Europe’s policy of developing environmentally friendly and sustainable logistics facilities, the new halls will be equipped with an advanced photovoltaic system in co-operation with a regional energy provider.

 The site is located about 14 kilometres north-east of Stuttgart in Waiblingen-South in the Heerstraße industrial estate. This location is part of the Mittlerer Neckar industrial region and has a very good connection to Stuttgart via the B14. With its proximity to the city and the good traffic connection, this area provides excellent conditions for city logistics. Furthermore, the head office of Daimler AG and the most important manufacturing centres of Robert Bosch GmbH are situated in the immediate vicinity.

The facilities were acquired jointly by TH Real Estate and Palmira Capital Partners for the portfolio of the Investoren-Club-Fonds German Logistics (ICF GLog).
